PROJECT SCOPE
THE PROJECT ADDRESS IS 14390 CLAY TERRACE BLVD., N1 W, CARMEL, IN 45032.
THE EXISTING BUILDING IS 40,200 SF. REMODELED PORTION OF BUILDING IS 3064 SF
THE CONSTRUCTION TYPE IS IFB, FULLY SPRINI4ERED.
HE EXISTING USE AND OCCUPANCY OF THE SPACE IS RESTAURANT,A 2 OCCUPANCY. THE PROPOSED
USE IF THE SAME.
THE TENANT IS CAFE PATACHOU RESTAURANT. THE TENANT IS REMODELING THEIR EXISTING
RESTAURANT SPACE. THE SCOPE OF THE REMODEL IS THE REPLACEMENT OF EXISTING FINISHES,
CASEWORK, AND PLUMBING FIXTURES, AND LIGHT FIXTURES AS OUTLINED BELOW:
A. ARCHITECTURAL: THE FINISHES BEING REPLACED ARE FLOORING, CEILING, WALL PAINT, AND
WALL TILE. THE EXISTING CASEWORK AND COUNTERTOPS ARE BEING REPLACE WITH NEW IN
SAME LOCATION WITH MINOR VARIATIONS TO THE CONFIGURATIONS. THE ONLY WALL
MODIFICATIONS ARE THE SHORTENING OF A PARTIAL HEIGHT WALL AT THE ENTRANCE, AND
THE ADDRION OF ANEW GLASS WALL BETWEEN SERVICE 110 AND DINING 104.
B. PLUMBING ALL PLUMBING FIXTURE WHICH ARE BEING REPLACED ARE SIMILAR SIZE AND IN
SAME LOCATION AS THE EXISTING FIXTURES.
C. ELECTRICAL: NO NEW ELECTRICAL IS BE PROVIDED. THE ONLY ELECTRICAL WORK IS THE
REPLACEMENT OF EXISTING FIXTURES OF SIMILAR TYPE AND RATING AND IN SAME LOCATION.
D. MECHANICAL: THERE IS NO MECHANCAL WORK OTHER THAN THE REPLACEMENT OF DAMAGED
DIFFUSERS AND GRILLES.
E. SPRINKLERS: THE EXISTING SPACE IS SPRINI4ERED BUT THERE ARE NO ANTICIPATED
MODIFICATIONS TO THE FIRE SPRINIQER SYSTEM REQUIRED.
F. FIRE ALARM: THE EXISTING FIRE ALARM SYSTEM IS NOT BEING ALTERED.
