Land Description
This is a Replat of the following described property:
Lot IA of the Second Replat of the Secondary Plat of Block 13 of Carmel Science and
Technology Park, the plat thereof recorded as Instrument Number 2015001850, in the Office
of the Recorder of Hamilton County, Indiana.
Declaration
The development and use of the Real Estate are subject to the Declaration of Development
Standards, Covenants and Restrictions for Carmel Science and Technology Park dated
November 20,'1986, and recorded November 20, 1986 as Instrument No. 86- 26557 and in
Miscellaneous Record 189, pages 615-651, and re -recorded on June 8, 1988 as Instrument
88-10897, and amended by First Amendment to Development Standards dated August 19,
1988, and recorded August 24, 1988, as Instrument 88-17832, and by Modification and
Amendment recorded January 30, 1990, as Instrument Nos. 9002282 and 9002283,
respectively, and by Declaration of Easements dated October 9, 1997, and recorded
November 4, 1997, as Instrument 97-47160, including further amendments thereto as made
from time to time as provided therein (such Declaration, as hereafter amended from time to
time, referred to herein as the "Declaration").
Portions of the Real Estate are designated as easements on the Final Secondary Plat. Except
as and only to the extent otherwise specified on the Final Secondary Plat, all easements
designated thereon shall constitute Common Facility Easements for the common use and
enjoyment of the Benefitted Parties (as defined in the Declaration), and shall be subject to all
applicable terms and provisions of the Declaration.
Drainage Easements ("D.E.") are hereby granted and created in, over and under those
portions of the Real Estate designated on the final Secondary Plat as Drainage Easements
and shall be for the purposes of construction, use, maintenance, repair and replacement of
drainage facilities, including, but not limited to, swales, underground drainage pipes and
retention ponds, for drainage of surface water.
Public street drainage and all structures providing drainage for public streets shall be
maintained by the City of Carmel.
Sewer Easements ("S.E.") are hereby granted and created in, over and under those portions
of the Real Estate designated on the Final Secondary Plat as Sewer Easements and shall be
for the purposes of construction, use, maintenance, repair and replacement of sanitary sewer
lines and related facilities to provide sanitary sewer service to all or any portion of the Real
Estate.
Utility easements ("U.E.") are hereby granted and created in, over and under those portions
of the Real Estate designated on the Final Secondary Plat as Utility Easements and shall be
for the purposes of construction, use, maintenance, repair and replacement of utility lines
and related facilities to provide gas, electricity, water and other utilities to all or any portion
of the Real Estate.
Landscape Easements ("L.E.") are hereby granted and created in those portions of the Real
Estate designated on the Final Secondary Plat as Landscape Easements and shall be for the
purposes of the installation, maintenance, repair and replacement of signage, landscaping
_ and related facilities.
Portions of the Real Estate may be used for one or more types of easements to the extent
designated on the Final Secondary Plat.
The right-of-way for City Center Drive, Guilford Road and Carmel Drive shown on this plat,
if not heretofore dedicated to the public, are hereby dedicated to the public for use as public
rights -of -way.
Easements (Not constituted as Common Facility Easements)
Easement #4
A perpetual and non-exclusive Access Easement ("A.E.") as previously granted, per the "Second
Replat of Block 13 Carmel Science and Technology Park" recorded as Instrument number
2015001850, and created to and for the benefit of the City of Carmel for vehicular and pedestrian
ingress and egress, over, upon, and across the area identified as Easement #4 for the purposes of
allowing access to the Easement #1 area to perform maintenance and for other purposes not
inconsistent with rights granted herein. The area identified as Easement #4 shall not constitute a
Common Facility Easement under the Declaration.

Deed of Dedication
We, the undersigned, LAKESIDE CENTRE ONE LLC, owner of the real estate shown and
described herein, do hereby certify that we have laid off, platted and subdivided, and do hereby
lay off, plat and subdivide, said real estate in accordance with the within plat.
The subdivision shall be known and designated as Replat of Lot I of the Second Replat of
Block 13, Carmel Science and Technology Park , an addition to Carmel, Indiana. All streets
and alleys shown and not heretofore dedicated, are hereby dedicated to the public.
Front and side yard building setback lines are hereby established as shown on this plat, between
which lines and the property lines of the street there shall be erected or maintained no building or
structure.
There are strips of ground shown on this plat marked "Easement", reserved for the use of public
utilities for the installation of water and sewer mains, poles, ducts, lines and wires, subject at all
times to the proper authorities and to the easement herein reserved. No permanent or other
structures are to be erected or maintained upon said strips of land, but owners of lots in this
subdivision shall take their titles subject to the rights of the public utilities.
