HomeMy WebLinkAboutPacket for HO 09-23-19 INTRODUCTION OF PROJECT Hello, My name is Joe Logan of Timothy Homes, LLC and we are requesting 2 variance for lot 7 Woodhall at property known as 10455 Woodhall Lane,Carmel, IN 46032. STATEMENT OF VARIANCE We are seeking a variance regarding our need for a 25 foot front yard setback instead of the required 30 foot allowed front yard setback as defined in UDO section 2.04. We are also seeking a variance regarding our need for 44% lot coverage instead of the allowed 35%lot coverage as defined in UDO section 2.04. STATEMENT OF SUPPORT The variances we are seeking will have no negative impact on surrounding property owners regarding value and aesthetics. Although we are moving the house 5 feet closer to the street,the front door sits well off the road due the courtyard design of the floor plan. The extra 9% lot coverage will not negatively impact the neighbors or the city of Carmel regarding drainage or water quality.There is plenty of greenspace around the house and in the rear of the property there is a large common area for additional drainage.
