The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: The approval will not be injurious to the public and will further the usability of this community asset. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: Due to the additional landscape screening and adjacent property's own residential property, the light bleed will be mostly screened. Additionally, the adjacent affected property has its own residential site lighting. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: Without the variance only two of the four baseball fields will be able to be utilized for evening games in the spring and fall limiting the communities use of these fields. DECISION It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket No. is granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part hereof.
