***PLEASE NOTE*** This Scope of Work is written to clarify all assumptions of the project. If any part of the project is not included in this Scope of Work, then it has not been considered
as part of the work and will be dealt with as a CHANGE ORDER.
(Allowances vs. actual costs are reconciled at the end of the project. Any overages will be marked up 20%). Any price adjustments due to tariffs that may occur will be also be reconciled
at the end of the project.
1000 General Conditions
The following items have been included in this category include:
All Insurance requirements for the State of Indiana
General Liability
Workers Compensation
Surety Bond
All Permitting fees and courier services for obtaining permits
All printing costs for plans, documents and specifications
All Supervision on site and off as related to this project
All Selection coordination, purchasing and inventorying
All Architectural designs by Corinthian Inc.
1300 Demolition
The following items have been included in this category include:
Master Bathroom
Remove linen closet walls and door
Remove 2 vanities, tops and fixtures
Remove existing shower, door, glass block, bulkhead & tile
Remove Tub & Surround
Remove existing glass block windows – to be replaced with new standard windows
Remove toilet and save for reinstall
Remove lighting & mirrors
Remove tile floor
Remove textured ceiling, new will be smooth.
Entry Dining Area
Remove existing glass/wood railing panels on stairs and along upstairs hall
Remove wall mounted handrail
Remove existing chandelier
Remove carpet in Dining Room
Remove windows in door and side light
Formal Powder
Remove pedestal, faucet, light fixture and mirror
Living Room
Remove paneling above fireplace
Remove fire box frame
Remove mantel
Remove raised hearth and all tile
Remove carpet
Remove Framing and Drywall for larger opening to Living Room
Kitchen
Remove light fixture over table
1400 Temporary Services
The following items have been included in this category include:
Dumpsters 2) 25 yard dumpster, set in front of 3rd bay.
No portlet, use entry powder.
3000 Metal
The following items have been included in this category include:
Entry
New cable rail system and stairs and along 2nd floor hall, black matt finish.
New wall mount railing to match.
Living Room
Install new blue steel panel at fire box, see sketch.
3100 Rough Carpentry
The following items have been included in this category include:
Master Bath
Frame as needed for new shower design, see drawing
½ Wall at shower to have niche approx 12x24.
Living Room
Frame as needed for new Fireplace treatment, see drawing.
Blocking as needed for steel brackets for floating hearth
Kitchen
Increase opening between kitchen and Living Room to 8’ opening.
3600 Plumbing
The following items have been included in this category include:
Master Bath
Demo Existing plumbing as needed
Rough in and finish 2 new sinks in same general location
Rough in and finish new tub in same general location, may be exposed plumbing?
Rough and finish new shower specifications in same general location
Re-set toilet
Formal Powder
Install new faucet on existing pedestal sink.
Re-set toilet w new flusher.
Moving of fireplace gas key not included in this scope or estimate
3700 Electrical
The following items have been included in this category include:
Master Bath
6) Can lights in ceiling as per plan
New 6” can fan fixture in shower, it is assumed this can marry up to existing HVAC ducting in Toilet Room. If new duct to exterior is needed that will be addresses as change order
Existing fan in Toilet room to remain but electrician to provide new trim.
Switch locations and configuration TBD
Living Room
Replace 2 eyeball cans at fireplace with new more modern adjustable fixtures
Remove ceiling fan
Kitchen
Replace light over dining table
Relocate switch to accommodate new larger opening to LR
4500 Windows and Exterior Doors
The following items have been included in this category include:
Master Bath
2 new 48x48 fixed windows above tub paintable exterior and white finished interior.
Entry
Replace existing decorative glass in door and side lights with new modern glass panels, Cord Pattern.
Keep old glass panels, see homeowner for location to store the 3 panels.
5000 Drywall
The following items have been included in this category include:
Master Bath
Provide and Install new ½” drywall on walls and ceiling as needed.
Entry, formal powder, Living Room & Dining Room
Patch and repair drywall as needed, including 3x5 hole in LR.
5100 Flooring/Surfaces
The following items have been included in this category include:

New tile floor per selection
New tile shower floor per selection
New tile shower walls w niche per selection
No tile on walls outside shower
Entry & Powder
Refinish existing hardwoods, stain color TBD
Including entry closet

Install new hardwood to match entry, stain color TBD
Install Stone slab floating hearth on steel brackets
5200 Finish Carpentry
The following items have been included in this category include:
Master Bath
Doors, casing and window trim to remain
New baseboard as needed at Vanity/tub area to match existing
Entry
Carpet on Stairs to remain, no new treads or risers
New wood railing handrails, stained to match floor finish.
Dining
Add shoe mold for new hardwood floors
Living Room
Add shoe mold for new hardwood floors
Kitchen
Install new casing at larger opening to LR
5300 Specialties
The following items have been included in this category include:
Master Shower
New frameless 3/8” glass walls and door at new shower with lifetime glass coating, bank glass to outside of ½ wall so wall cap can be used as shelf in shower.
3 new mirrors at 2 vanities and make up mirror
Formal Powder
Install wallpaper on all 4 walls of powder per selection.
Keep existing mirror and re hang after installation of wallpaper.
Touch up insulation as needed at master bath windows

Sand and prime all new trim, doors and windows one coat primer and 1 coat finish
Sand and prime all new interior walls and ceilings one coat latex primer and 1 coat finish
Existing walls paint 2 coats finish.
Master Bath
Paint all walls ceiling and new trim.
