The applicant seeks the following development standards variance approval: 2. Docket No. 19080007 V UDO Section 5.39.I.2.a.i.1 Wall sign facing north, not toward a street right of way, requested. The site is located at 12345 Old Meridian St. It is zoned UC/Urban Core. Filed by Michael Farahan. General Info & Analysis: The Petitioner seeks variance approval to place a wall sign on the north façade of the multi-tenant building (which does not front on a street). The John Kirk building has frontage on Old Meridian Street to the west, and only the west façade of the building is allowed wall signage. Old Meridian Street runs diagonally from southwest to northeast. Please see the Petitioner’s informational packet for more detail on the variance request. The wall sign will be located around 123 feet from the street right of way. And, the wall sign size will be 4’10” tall and 24’10” feet wide, for a total of 120 square feet. The sign will have internally illuminated channel letters that will be flush mounted to the wall. The Petitioner is actively working to meet all of Staff’s requests and ordinance requirements in order to gain sign permit approval. There are three existing signs on site: a Floor Crafters wall sign on the north elevation, a ground sign on Old Meridian St., and a large ground sign (commonly referred to as a pylon sign) on Old Meridian St. in front of the building. There is no a sign package for this site. Signage was installed throughout the years to fit the needs of tenants, but uniform sign criteria has never been created or adopted for the site, itself. Staff is working with a third party to create a sign criteria package for this building/site. Current tenants at this site are John Kirk Furniture, Floor Crafters, and Hollywood All-stars Cheer & Dance. Also, Ovation may move in. On a separate but related matter, there is a small ground sign on the north end of the site. It was originally approved with a masonry base and landscaping. The Planning Department will not approve any sign permits for this site until landscaping and a masonry base is installed to match the original permit/approval for the existing ground sign. The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this variance request.
