(V) Reddy Residence.
The applicant seeks the following development standards variance approvals:
3. Docket No. 19080010 V UDO Section 2.04 Min. 30’ front yard setback for neighborhood
allowed, 25’ requested.
4. Docket No. 19080012 V UDO Section 2.04 Max. 35% lot cover allowed, 44% requested.
The site is located at 10455 Woodhall Ln. (Woodhall Lane Subdivision Lot 7). It is zoned S1/Residence.

General Info & Analysis:
The Petitioner seeks approval to build a house with a 25-ft front yard building setback (a 17% variance) and
44% lot cover percentage (a 9% variance) on a 17,245 sq. ft. lot. Please see the Petitioner’s informational
packet for more detail on the variance request.
This neighborhood received BZA variance approvals in 2007 for: 30-ft front yard building setbacks (instead of
40-ft), and for 20-ft aggregate of side yard setbacks (instead of 30-ft).
The subject lot has a few encumbrances: a 25-ft wide regulated drain easement that runs across the front of it,
and a 30-ft wide regulated drain easement that runs across the rear of it. This makes the placement of a home
limited.
The design of the home is a U-shape, where the two flanking garages are located closer to the street than the rest
of the home. The area between the garages will be a paved or paver courtyard area. The majority of the bulk and
massing of the home will be located approximately 71 feet back from the sidewalk.
The Engineering Dept. will issue review comments on drainage and engineering requirements. The
neighborhood has 5.6 acres of platted Common Area (open space) that is also earmarked for storm water and
drainage easements. The Engineering Dept. will also review the plans to make sure the detention pond can
accommodate for the additional storm water runoff produced by this lot.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this
variance request with the Condition listed below in the Recommendation.

Recommendation:
The Dept. of Community Services recommends positive consideration of Docket Nos. 19080010 V and
19080012 V, with the condition of the Petitioner addressing all Carmel Engineering Dept. requirements before
the building permit is issued.
