The applicant seeks the following development standards variance approval: 5. Docket No. 19080011 V UDO Section 2.04 Min. 40’ front yard setback allowed, 35’ requested. The site is located at 4802 Pendula Drive. (Sycamore Farms Subdivision Lot 5). It is zoned S1/Residence/ROSO I. Filed by Mark Griffin, owner. General Info & Analysis: The Petitioner seeks approval to build a sunroom on the existing concrete patio area located at the rear of their home. The structure will encroach 5 feet into the 40-ft building setback (a 20% variance). A new patio deck is also proposed off the new sunroom. These structures will still be located 35 feet from Gray Road and approximately 23 feet from the existing fence. (Had the lot not had frontage on Gray Rd., then the building addition could be located within 20-ft of the rear yard setback.) Please see the Petitioner’s informational packet for more detail on the variance request. The lot has two front yards since it has street frontage on Gray Rd. and on the Pendula Dr. cul-de-sac. The front of the house is located off of Pendula Dr. to the east, and the back yard of the house is on the Gray Road side to the west. A privacy fence and mature trees separate the back yard of the house from Gray Rd. The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this variance request.
