RE: The Hamlet at Jackson's Grant
Ms. Conn,
As requested in our recent meeting, I wanted to provide you a letter
detailing out the specific issues with the attached units in The Hamlet at
Jackson's Grant and why it is so important to us that our proposed
housing be viewed, with respect to our PUD, as attached units.
Per our discussions, Hamlet at Jackson's Grant will be a very formal and
stately residential product that has a strong urban feel. The units are
+/- 3000sf in size, 100% masonry construction and will be priced around
$450,000 up to $600,000. Many of these buyers are very demanding in
their needs for high quality, maintenance free living that provide peace &
quiet and privacy.
Per our current proposed design, these units will be attached through
the outdoor living area. Both the front and rear entry privacy walls and
gates will have a common foundation wall with the home and the
neighboring homes. In every instance the 2-unit, 3-unit and 4-unit
structures will all have one commonly poured concrete foundation wall
attaching each unit together and they will also share a specific vertical
common wall. This vertical common wall is the living space for one unit
and the fireplace within the interior courtyard of the other unit. This
unique approach allows for maximum privacy without the common wall
noise transfer from neighbor to neighbor. The overall site plan resembles
a zero lot line like footprint, but provides for a more subtle attachment of
the units. This common wall is where we would define the property line
between the units. Our goal is to provide our buyers the distinctive

experience of living in an attached unit community without
compromising on their privacy or quality of life.
I have attached to this email the proposed overall Site Plan for the
Hamlet at Jackson's Grant as well as the elevations and floor plans for
the attached units as shared with you by John McKenzie. You can see
on the floor plans the designed outdoor living spaces provided for each
home. As mentioned above, the masonry kitchen with gas fireplace and
grill will be attached to the common wall of the neighboring unit creating
an interior courtyard for each unit. If the homes were viewed as
detached and individual property lines with a five foot minimum/ten foot
aggregate side yard were required this courtyard space would not be
possible. This connection between the units is critical to the livability of
the homes.
To achieve the feel and exclusive nature that is needed for the Hamlet at
Jackson's Grant, there needs to be an intimate relationship that is
shared by this entire community. Keeping the homes as close together
as possible, yet attached in the manner described above is critical to the
overall ambiance.
We know this approach is a little outside the box, but both the builder
and developer ask for staffs support and approval of the concept of the
attached housing in the Hamlet at Jackson's Grant as proposed above.
