Re: Walden Pond Section III
Construction Plans & Secondary Plat
I have reviewed the above referenced plans and have the following
comments.
1 . Install sub-surface drain (SSD) riser between lots 54-55,
60-61 and 65-66. This will satisfy the Hamilton County
Surveyor's.Office requirements of SSD risers every three
hundred (300) feet. Add risers to utility plan.
2. Add drainage flow arrows to all rear and side yard lot
lines on utility plan.
3. Show normal pool, 100 year and bottom elevations for pro-
posed lakes on utility plan.
4. Which structure along north property line was used to pick
up Timber Heights offsite drainage? Note structure, and size
of tile on utility plan.
5. Add drainage flow arrows and street grades to utility plan.
6. Has the offsite drainage for this development through Holaday
Hills & Dales been constructed and completed including the
Gould property.
7. Show cross-section of lake that is located in Franklin Court.
8. Show type, size and length of storm sewer on utility plan.
9. Need copy of secondary plat.
10. Show emergency spillway and flood routing for lakes on plans.
11 . No retaining walls shall be located or built within the pro-
posed drainage easements. All retaining walls need to be
located outside the easement.

12. Show offsite drainage facilities for proposed development
east to Holaday Drive.
13. Gutter drainage crosses the intersection of Franklin,snd
Upton Courts.

Re: Walden Pond
At the Drainage Board meeting of March 20, 1989 the Drainage Board
requested that I check on the removal of the crossing on the Gould
property. Please indicate in writing if this crossing was removed
and the rock ford installed. If not done as yet, please indicate
a time frame that the work will be completed.

Project: Walden Ponds
I have reviewed the submitted plans and have the following comments.
1. Gutter drainage crosses the intersection of Franklin and Upton
Courts.
2. Erosion control blankets are recommended for swales with grades
greater than 2%. See rear of lots 42,55,56 and 59-62. Show installation
detail.
3. The erosion control plan should include seeding for all rear yard
swales, county road ditches and mounds. Silt fences or straw bales are
needed in the longer swales.
4. I do not believe the wood retaining walls are appropriate. There may
be a safety problem for children and maintenance problem for the
landowner. I would suggest the homeowners association be responsible for
major repairs. The detail for installing the walls does not provide
relief for the water pressure behind the wall. A 4" drain tile,
outletting into a storm sewer or other tile is recommended.
