The proposed ground sign will be Unified Development Ordinance compliant and will not hinder line of vision due to size and set back spacing from city right of way. Multiple adjacent property owners in same zoning area with similar warehouse placement, including previous tenant of said property at which variance is being requested, have been granted compliant, off premise signage. The proposed ground sign will not block or hinder access to any adjacent properties or business signs due to size and set back spacing from right of way. In addition, proposed sign would not be in direct competition or placement to previously approved on or off premise signage. Without placement of proposed sign, potential customers could be unable to locate business or might become confused with actual business entrance. Customer confusion and difficulty accessing business could potentially harm business finances if unable to provide services to community.
