The I1 zoning intent is to provide for a wide variety of industrial, commercial use without producing serious adverse effects and
preserving the land. Due to the location of the business in relation to parking lot entrance, and public view the proposed ground
sign would allow for the community to be aware of business location and services offered, without obstructing line of sight at
right of way. The proposed ground sign would meet all compliance standards, including size, masonry base, and landscaping.

NOTE: Three modes of public notice are required.
LEGAL NOTICE shall be published in the NEWSPAPER according to the Chart on page 5
MANDATORY 20 days prior to the public hearing date. The certified "Proof of Publication" affidavit for the
newspaper must be available for inspection by the night of the hearing.
LEGAL NOTICE to all adjoining and abutting property owners is also MANDATORY; two methods of notice
are recommended:
1)FIRST CLASS MAIL with CERTIFICATE OF MAILING sent to adjoining property owners. (The white
receipt should be stamped by the Post Office at least 20 days prior to the public hearing date), OR
2)HAND DELIVERED to adjoining and abutting property owners (A receipt signed by the adjoining and
abutting property owner acknowledging the 20 day prior notice should be kept for verification that the notice was
completed)
LEGAL NOTICE via a Notice of Public Hearing SIGN posted on the property is also required; see page 8.
THE BURDEN OF PROOF FOR ALL NOTICES IS THE RESPONSIBILITY OF THE APPLICANT.
The applicant understands that docket numbers will not be assigned until all supporting information has been
submitted to the Department of Community Services.

Conditions of approval of the Board, if any, are listed on the Letter of Grant.
The proposed ground sign will be Unified Development Ordinance compliant and will not hinder line of vision due to
size and set back spacing from city right of way. Multiple adjacent property owners in same zoning area with similar
warehouse placement, including previous tenant of said property at which variance is being requested, have been
granted compliant, off premise signage.
The proposed ground sign will not block or hinder access to any adjacent properties or business signs due to size
and set back spacing from right of way. In addition, proposed sign would not be in direct competition or placement
to previously approved on or off premise signage.
Without placement of proposed sign, potential customers could be unable to locate business or might become confused
with actual business entrance. Customer confusion and difficulty accessing business could potentially harm business
finances if unable to provide services to community.
