PROJECT DESCRIPTION
The proposed project is located between N Meridian Street and Illinois Street, approximately 2,200’ south
of the roundabout between Illinois Street and W Carmel Drive. The ±2.96 acre site currently contains a
vacant facility, parking lot and trees. The proposed project will involve the demolition of the existing
building and infrastructure.
The project will see the construction of parking facilities and grading of pads for two future structures, as
well as utility connections for those structures. The site will also include two interconnected dry detention
basins to manage the stormwater from the site.
The adjacent land uses for this site have been included below:
North: Commercial
South: Commercial
East: Right-of-Way
West: Commercial
The following variances are requested at this time:
1. Section 2.40 - Side yard setback-
a. 20' required, 5' requested on north side of overall parcel due to site layout to allow
appropriate parking for two building site layout
i. This variance is being requested to allow for the density requested by the City
while maintaining the dual building layout and two access points to the site. One
of the biggest concern expressed during the Plan Commission process was a lack
of parking and this variance allows the most parking on site.
b. 20' required, 0' requested on south side of future north parcel and north side of future
south parcel
i. This variance is being requested to allow future subdivision of the parcel into two
lots due to the dual building setup. This would allow for the lot line to run
through the share access drive without requiring a setback between the lots.
2. Section 5.07.D – Lot Width Coverage
a. 75% width coverage required, 45% provided.
i. This variance is being requested to allow the two buildings to both maintain
frontage along US 31. As the buildings are oriented in an east/west direction
with two access drives into the site, less frontage is covered on the overall site.
