PROJECT EXPLANATION
The applicant, Atapco Carmel, Inc. (“Atapco”) is proposing the addition of a new building
on the site located at 635 West Carmel Drive. The subject real estate is located at the east side of
Guilford Road and south of Carmel Drive. The parcel is outlined in yellow on the aerial map
included with the submittal.
By way of general background the Atapco Redevelopment PUD was enacted on November
5, 2013. It allows for a mixed-use community on approximately 35 acres that are generally
located on the northeast and southeast corner of Carmel Drive and Guilford Road.
This request for DP Amend / ADLS approval represents the next phase of this mixed-use
community. This phase will include the continued redevelopment of the site along the east side of
Guilford Road south of Carmel Drive including the construction of a 20,000 square foot research
and development building.
The plans are fully detailed in this application submittal. The submittal includes the
proposed building elevations and perspectives and Development Plans including site landscaping
and lighting. As illustrated, by the renderings and exhibits, the redeveloped buildings will fully
comply with all of the requirements of the Atapco Redevelopment PUD.
