Re: BZA Docket No. 19090018 V: Ashton Subdivision Perimeter Fence
Dear Ms. Stout:
At the meeting held on Monday, October 28, 2019 the Carmel Board of Zoning Appeals Hearing Officer took the
following action regarding the Development Standards Variance (V) request filed by you for the property located at
the southwest quadrant of 146th Street and Hazel Dell Parkway:
APPROVED: Docket No. 19090018 V, Development Standards Variance approval for maximum 6’ tall fence
with 6’ setback & plantings required, 8’ tall vinyl fence with 0’ setbacks granted.
(Please note that if the fence will be located within the 40-ft wide drainage utility and landscape easement, then
Consent to Encroach approval from the BPW (Board of Public Works & Safety) is required.)
Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development
Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the
improvements must be underway, or a written request for a one-time, six-month extension of the approval must
have been received and approval granted by this Department. The expiration date of the approval is October 28,
2022.
Please include a copy of this letter with any permit application, specifically the fence permit application.
