Begin at the Northeast corenr of Lot No. 2 in the Original
Town of Bethlehem, now Carmel, in that part known as the
Mills Addition to said Town, and run East 10 rods; thence
South 4 rods; thence West 10 rods to the Southeast corner
of said Lot No. 2; thence North 4 rods to the place of
beginning, the same being a part of the West Half of the
Northwest Quarter of Section 30 , Township 18 North, Range
4 East, adjoining said Town of Carmel in Hamilton County,
Indiana.
STATEMENT OF VARIANCE AND HARDSHIP
The applicant is the owner of the real estate located at
20 First Avenue NE, Carmel, Indiana, on which is located
a single family dwelling. Under the zoning ordinances of
the City of Carmel, the northern 1/3 of the lot is zoned
R-3 and the southern 2/3 of the lot is zoned B-1 . Under
the B-1 zoning classification, a general office use is a
permitted use. The applicant is requesting a variance
from the zoning ordinances of the City of Carmel to use
the real estate and the residential dwelling located thereon
in perpetuity for administrative office purposes by Union
State Bank. The applicant is of the opinion that the
character of the area surrounding the real estate has so
changed that it is impracticable to use the real estate for
a residential purpose and that the use of the real estate
for administrative office purposes is compatible with the use
of other property in the area. The Findings of Fact submitted
simultaneously with this application are incorporated in and
made a part of this application.
