Primarily, these additional signatures come from the Bellewood Subdivision. I think it is also important to advise the Board and to make part of the record, that the proposed owner held a very hastily scheduled meeting last evening, presumably to answer questions and/or discuss the operation of the facility. A few of our remonstrators attended as there were only five people there total. Of course, there is uniform opposition to the location of this facility and more questions were raised than answered. Notably, in continuing concern to the area residents, it was learned that more and more people conducting activities for the proposed residents will be accessing this facility so that there may be more traffic and people coming in and out than originally represented. In addition, my clients are further concerned in that the owner of this facility has not done one of these before. In other words, he does not have a substantial track record that one would go to in normally reviewing proposals from say, perhaps, developers that have developed in Carmel consistently or in other areas and have a proven track record of truthfulness, reliability and good work. Finally, when pressed on why this location, the only answer at the meeting last evening was that there was a need for these types of facility. Respectfully, this level of opposition should suggest to the proposed owner that those living in and around the area did not feel a need to have this memory care facility built next thO/dt Quite to the Contrary. truly yours, J. The proposed Use Variance does not comply with the S-1/Residential District intent, permitted uses or other special uses which are all uniquely residential in nature. This is a multi -bed commercial business that seeks to be located in a low density single family residential district which corresponds to the Suburban Residential Plan in the Comprehensive Plan and Land Classification Plan. This proposed use will diminish our property values, reduce our quality of life and fails to conform, even remotely, to any of the legal standards that the Board must find exists in order to approve this Use Variance. This amounts to spot zoning in its most egregious format. We therefore oppose the granting of this Use Variance, together with related Variances, and respectfully urge the Board of Zoning Appeals to deny this Application.
