The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because: This home use will be of a residential type with low traffic and
low impact to the area. It will have an estate home exterior appearance with residential
landscaping. This home will not be used for comps and it won't impact the marketability of the
neighboring properties.
