LEGEND In accordance with Title 865, Article 1. 1, Chapter 12 of the Indiana Administrative Code, the following observations and opinions are submitted of the
cause and amount of uncertainty in the position of the lines and corners established on this survey as a result of.
Board Fence
Chain Link Fence (A) Availability and condition of referenced monuments.
Buried Gas Line (B) Occupation or possession lines
n (C) Clarity or ambiguity of the record description used and of adjoiner's descriptions, and the relationship of the lines of the subject tract with adjoiner's
0 C l e a Out lines.
U t i i i t y Pole (D) The Relative positional accuracy of the measurements.
0 Gas Meter
FO Fibre Optic Vault (A) Reference Monuments:
0
O U L Overhead Utility Line Monuments set by the original surveyor of the subdivision are controlling monuments in the retracement of lot lines. In the absence of such original
monuments, the evidence of the location of original lot lines may be identified by other substantiated monumentation or improvements (such as streets and
Q Water Meter alley ways) which appear to have been placed and/or constructed with the benefit of such original monumentation are used as best evidence of original lot
I W Buried Water Line lines. This survey based on iron pipes found at the SW corner of Lot 7 and the SW corner of Lot 3 and the West edge of an existing building along the
West lot line of Lot 6.
I
In this surveyor's opinion, the maximum uncertainty of the lines and corners of the surveyed parcels due to reference monuments is ± 0.90 feet.
I
Unless noted otherwise, monuments set this survey are 5/8" diameter x 24" long rebar with red cap stamped FIRM #0066 placed at ground level.
(B) Possession Lines:
1.) Chain link fence 0.5 to 0.7 feet North of South lot line.
2.) Board fence 0.7 to 1.0 feet North of South lot line.
3.) Board fence 0.5 to 0.6 feet South of North lot line.
4.) Chain link fence 0.3 to 0.6 South of north lot line.
5.) Board fence 0.9 to 1.6 feet East of West lot line.
(The client should assume there is an amount of uncertainty along any line equal in magnitude to the discrepancy in the location of the lines of possession
from the surveyed lines.)
I
(C) Record Descriptions:
It is this surveyor's professional opinion that there are no uncertainties in the lines of the surveyed real estate and those of the adjoiners due to
discrepancies in the record descriptions.
(D) Relative Positional Accuracy of Measurement:
The Relative Positional Accuracy of the corners of the subject tract established for this survey is within the specifications for a Suburban survey (+/- 0.13
feet plus 100 parts per million) as defined in 865 IAC 1-12-8, effective May 4, 2006. ("Relative Positional Accuracy" means the value expressed in feet or
meters that represents the uncertainty due to random errors in measurements in the location of any point on a survey relative to any other point on the
same survey at the 95 percent confidence level).
As a result f the above observations, it is this surveyor's o inion th t the uncertainties in th 1 cati n f the i n comers found 1 o e a oey s p ae o o s o e lines and co e ou d along
the perimeter of the surveyed tract established on this survey are as follows:
1) Due to Variances in reference monuments: Concerning record / title corners: See above
2) Due to Discrepancies in the record descriptions: See above
3) Due to Inconsistencies in lines of occupation: concerning physical evidence, See above
4) Due to Measurements (Relative Positional Accuracy): See above.
Theory of Location:
The boundary lines of the subject tract were reestablished based upon the plat of C.Y. Foster's Addition to the Town of Carmel, Hamilton County, Indiana
as per plat thereof recorded in Deed Record 113, page 66, in the Office of the Recorder of Hamilton County, Indiana. Iron pipes were recovered at the
Southwest corner of Lot 3 and at the Southwest corner of Lot 7. An old long standing building was also located along the West line of Lot 6 which fit well
with aforesaid iron pipes. Existing curb locations of the block bounded by 5th Street SE, 1 st Avenue SE and 4th Street SE were located in the vicinity of
the subject property. The midpoints of said curbs were utilized to establish the physical centerlines of said streets and the subsequent center of the rights
of way thereof (See Availability and condition of reference monuments above). 4th Street SE was found to be within 0.25 feet of the platted location. 1st
Avenue SE was found to be within 0 to 1.2 feet of the platted location and 5th Street SE was found to be within 0 to 1.6 feet of the platted location. Said
streets were not held this survey due to the approximate age of said curbs. The existing iron pipes and long standing building appear to be older than the
existing curbs. Plat measurements were held from said pipes and old building to reestablish the lines and corners of the surveyed tract.
