The following pricing is also based on the drawings from Dennis Vessels with the latest revision dated 10/2/19. There may be areas of the existing house that need to be opened up for the new structure that may show conditions not included in this pricing and will be brought to the attention of the homeowner at that time of investigation. The estimated cost for this project is: SIXTY SEVEN THOUSAND DOLLARS……………………………………………………………………………….$67,000 This work will include: -Supervision of all subcontractors - GC mark-up/ Permit acquisition/ Dumpster/ Port-a-let/ Floor Protection as needed/ Final Clean - Rough Framing including building a new dormer for aesthetics, light and egress/ Remove existing insulation and set aside for re-use/ Construct a new floor system using TJI engineered joists and beams as required/ Creating new opening into the existing Loft for access/ Build walls to create new Dormer type room with cathedral ceiling./ Frame walls for new Murphy beds as needed. - Insulate all walls and ceiling with batt insulation and use continuous venting in rafters/ fire caulk and foam sealant as needed. - Flash and roof the new dormer with like roofing material. - Install new double hung or casement window to meet egress requirements. - Install new ½” drywall and finish to match existing conditions. Match textured ceilings with existing house conditions. - Install new base and casing to match existing conditions. Install new 4’x 0” French Style door into extg. and 5’x 0” bi-pass doors for the newly created closet./ Install shelf & rod in closet. - Install new flooring to match existing at loft. Note: there is a $3,100 flooring allowance figured into this pricing. / Prime & paint all walls & trim to match existing conditions. - Install a new Ductless Mini Split System / Hyper heat for Heating and Cooling. - Demo and Rough in electrical to receptacles and switches as per code, install smoke detector, ceiling fan and installation, sloped can lighting, and dedicated 30 amp circuit for the split HVAC system. Note: Two [2] Murphy beds “are” included in this pricing. The allowance amount for this is $3,500 which includes structure, trim and paint/stain. Box springs and or mattresses would be by owner.
