There are 2 primary reasons we need the lower roof pitch on these townhomes.
First, any description of Federal architecture includes “Low pitch roof” as one of the main
characteristics. Ideally the roof height from roof eave to ridge is less than half of the building wall height.
Our 2-story townhome wall height is approximately 20’ so the roof height should be less than 10’ eave
to ridge. At 6:12 pitch the roof height would be approximately 14’ so we proposed going to the 4:12
pitch to get the roof height under 10’.
Second, the roof height only presented an issue on the townhomes because on the detached homes we
added courtyards to create offsets in the depth of the building so the roof run distance was shorter
making the roof height lower.
