Dear Steve/Brett,
Please find enclosed 1 set of revised Water Plans for Bear Creek South. The plans have been revised
per your comment letter dated August 1, 2017. I have addressed each of your items individually with a
numbering system consistent to your comment letter.
NOTE:
- Project has been idle since August of 2017, while securing an offsite storm sewer outfall
easement.
- Street Names have been revised through past coordination with Carmel.
- Lot numbers have been updated to correlate with existing Bear Creek development to
north.
- Section 1 Final Plat has been revised into a Section 1A and 1B. Entire project will be built
in one (1) construction season, however initial efforts will focus on the small 1A Section to
deliver infrastructure to support 1A lots and allow them to be released earlier than 1B lots.
Corrections
1. At Haven Way I Denali Rd. and West Rd on the north side of the Tee, an 8" valve needs to be
installed.
Haven Way revised to Andean Way.
The water main at this intersection has been revised to provide a better utility layout. A
12” water main is now along Denali Rd and Andean Way.
There are two 12” valves and one 8” valve for each water main segment at intersection per
comment.
2. No 90 degree bends ( at lot 23 ) needs changed to 2 x 45 degrees.
Lot 23 is now Lot 116
The water main now crosses the street (Andean Way/Denali Rd) west of the intersection
and it crosses utilizing two (2) 45 degree bends per comment.
3. On West 141st. Street, extend 12" to west of storm and dead-end with 12" valve and Hydrant
assemble.
The offsite storm sewer reflected in this comment has been moved east to a different
adjoining property. The water main terminates at TEE into development, terminating with
a 12” valve and plug.
We would like to re-visit discussions of assistance with obtaining an offsite easement to
extend water to West Road (to the east). In 2017, we had a meeting discussing this topic.
