Dear Ryan,
Please find enclosed 1 set of the revised Final Plats (Section 1A & 1B), Construction Plans and
Landscape Plan for Bear Creek South. The plans have been revised per your comment letter dated July
13, 2017. I have addressed each of your items individually with a numbering system consistent to your
comment letter.
NOTE: Please know this project has been idle since August 2017 while the Developer worked with
adjoiners to south and Hamilton County Surveyor’s Office to secure an offsite easement for the
storm sewer outfall. In addition, as the project moves forward Pulte has split the Section 1 Final
Plat into two (2) phases. The entire project will be built in one construction season however there
is now a 1A and 1B plat, the intent is to complete the initial infrastructure required for the initial
Section 1A 7 lots to allow for building permits to be pulled sooner than waiting for entirety of
infrastructure to be completed
1. Please show Bolt Down Casting for Manhole BCS-531.
Sheet C4.2 was revised to indicate BCS-531 to be bolt down casting.
2. CTRWD would ask that common area C, E, and F be called out as SSE or that the SSE
easements be carried through to the property lines where sewers have been extended.
CA C: The sanitary sewer easement has been carried through to the boundary/property
line
CA E: Blanket sanitary sewer easement was added to the common area in case it should
be needed.
CA F: The sanitary sewer easement has been carried through to the boundary/property
line.
3. BCS-546 is probably not the most preferred location but I have had difficulty in finding any better
solution also it does not meet our 90 deg in/out angle. If we are to keep this in this location can
the light pole be moved a little as to stay somewhat away from our sanitary?
Light Pole was relocated from side lot line 24/25 to the west lot line of 25. This provides
separation from sanitary sewer.
4. Can you bring lateral for lot 27 out of the R/W so as we are not running parallel to?
Lot 27 sanitary lateral was revised per comment.
