Informational Packet Horner Carriage House Garage Docket No. 19110012 V I am requesting to build a 24'x40' garage/carriage house on my property located at 621 1st Ave. NW. The project I would like to build is similar to the one that has already been built at 721 1st Ave NW. It is a very nice, high quality building and will match the current style of the buildings in the area. The variance is needed for two reasons. The combined square footage of the Ground Floor Area of a Private Garage/Accessory Building shall not exceed 75% of the Ground Floor Area of the Principal Building. A detached garage, which is the only Accessory Building on the lot, may equal the maximum dimensions of twenty-four (24) by thirty (30) feet. The garage I would like to build is 24'x40' with 960 square feet. There is plenty of room on my lot to build this garage and the quality and style will match several that are already in the area. The additional ten feet in length is needed for the style of garage I would like to build. The additional space will be used for parking my vehicles inside and for placement of the stairs leading up to the additional living area above the garage.
