Section One of this development: which comprises 69 lots,should be completed in the First Quarter of 2020 and the future homeowners will be moving into the community throughout the summer and into the fall. Statement of Variance Request The Gramercy West PUD Ordinance was approved by the City of Carmel City Council on April 6, 2018. The guidelines of the PUD require David Weekley Homes to build homes following the Federal, Greek Revival and Georgian Architectural styles. Further the PUD defines specific home building criteria relative to all elements of the home to be built including Minimum Primary Roof Slope, numbers of windows per side of home etc. We are requesting a development standards variance to allow us to build the three (3) unit Federal Architectural Style townhome building with a 4:12 primary roof slope versus the PUD required 6:12 primary roof slope. As you will read in our Architect's report found later in this write-up, the roof design of the Federal Architectural Style townhome building will not allow a 6:12 roof slope. Statement of Support David Weekley Homes wants to offer its future home buyer's multiple options in the homes they can purchase within Gramercy West and to meet the Gramercy West PUD requirement of the three architectural styles of homes,we need this development standards variance to offer the Federal Architectural Style Townhomes within Gramercy.With Twenty Six (26) (B/F lots on Site Plan)Three (3) unit townhome buildings to be built within Gramercy West,we will most likely build the Federal Architectural Style Townhome buildings eight(8)times depending upon home buyer preference and monotony code restrictions. First,any description of Federal architecture includes"Low pitch roof" as one of the main characteristics. Ideally the roof height from roof eave to ridge is less than half of the building wall height. Our 2-story townhome wall height is approximately 20'so the roof height should be less than 10' eave to ridge.At 6:12 pitch the roof height would be approximately 14' so we proposed going to the 4:12 pitch to get the roof height under 10'. Second,the roof height only presented an issue on the townhomes because on the detached homes we added courtyards to create offsets in the depth of the building so the roof run distance was shorter making the roof height lower.
