RE: Lease dated April 12, 2013 (the "Lease"), between Rice Real Estate, LLC, an Indiana limited
liability company ("Landlord"), and ABRA Auto Body & Glass LP, a Delaware limited
partnership, successor by conversion to ABRA,Inc.("Tenant"),and pertaining to certain premises
with a street address of 503 West Carmel Drive, Carmel, Indiana 46032 as more particularly

Caliber Collision Centers ("Caliber") and Abra Auto Body Repair of America ("Abra") have
recently merged and will be operating under the Caliber brand name going forward. In connection with the
rebranding of all existing Abra locations to Caliber,we will be performing some work to refresh the leased
premises(the"Work"),including new signage,new interior and exterior paint,and other light remodeling.
We also intend to assign the Lease from Tenant to Caliber Holdings Corporation, a Delaware corporation
(the"Assignment"). Our proposed form of Assignment is enclosed for your review.

The 11 zoning intent is to provide for a wide variety of industrial,commercial use without producing serious adverse effects and
preserving the land. Due to the location of the business in relation to parking lot entrance,and public view the proposed ground
sign would allow for the community to be aware of business location and services offered,without obstructing line of sight at
right of way.The proposed ground sign would meet all compliance standards, including size, masonry base, and landscaping.

NOTE: Three modes of public notice are required.
LEGAL NOTICE shall be published in the NEWSPAPER according to the Chart on page 5
MANDATORY 20 days prior to the public hearing date. The certified "Proof of Publication" affidavit for the
newspaper must be available for inspection by the night of the hearing.
LEGAL NOTICE to all adjoining and abutting property owners is also MANDATORY; two methods of notice
are recommended:
1) FIRST CLASS MAIL with CERTIFICATE OF MAILING sent to adjoining property owners. (The white
receipt should be stamped by the Post Office at least 20 days prior to the public hearing date), OR
2) HAND DELIVERED to adjoining and abutting property owners (A receipt signed by the adjoining and
abutting property owner acknowledging the 20 day prior notice should be kept for verification that the notice was
completed)

1. The approval of this variance will not be injurious to the public health, safety, morals and general welfare of
the community because:
The proposed ground sign will be Unified Development Ordinance compliant and will not hinder line of vision due to
size and set back spacing from city right of way. Multiple adjacent property owners in same zoning area with similar
warehouse placement, including previous tenant of said property at which variance is being requested, have been
granted compliant, off premise signage.
2. The use and value of the area adjacent to the property included in the variance will not be affected in a
substantially adverse manner because:
The proposed ground sign will not block or hinder access to any adjacent properties or business signs due to size
and set back spacing from right of way. In addition, proposed sign would not be in direct competition or placement
to previously approved on or off premise signage.
3. The strict application of the terms of the Unified Development Ordinance to the property will result in
practical difficulties in the use of the property because:
Without placement of proposed sign, potential customers could be unable to locate business or might become confused
with actual business entrance. Customer confusion and difficulty accessing business could potentially harm business
finances if unable to provide services to community.
DECISION
It is therefore the decision of the Carmel Board of Zoning Appeals that Development Standards Variance Docket
No. is granted, subject to any conditions stated in the minutes of this Board,
which are incorporated herein by reference and made a part hereof.
