Dear Joe, Carmel BZA, and Plan Commission,
We would like to see the current zoning of low density remain intact with only single homes
being built in Jackson’s Grant Village (22 acre expansion). We do Not support a change in the
current zoning.
1. There is no need for commercial with The Bridges across the way. The Bridges is Not
currently 100% occupied. Several business have gone out of business (Coalition Pizza,
Orange Leaf, Naked Chopsticks).
2. Also there appears to be plenty of professional office spaces currently in Carmel.
3. Want to preserve the low density residence feel of Jackson Grant (JG).
4. We don’t want increase auto traffic, light or noise in Stableside section of Jackson Grant
5. Single one story homes will be appealing to ‘Boomers’ but townhomes will Not be with
all the steps.
6. There are plenty of examples of homes on the corner of a major intersections with nice
thth
stone walls (86 & Springmill, 86 & Meridian, etc). Single homes are doable and plenty
profitable for the developer.
7. There are still many homes (estimate 80) to be built in the existing sections of Jackson
Grant and we will Not be able to handle the influx of people using our community center
(pool/work out center…) if an additional 55 townhomes are added to the mix. Work out
center handles about 4 exercisers at a time!
8. Townhomes will be for purchase but many will be rentals at some point as in Village of
West Clay with full access to amenities.

9. Although an entrance is planned on 116 Street, it will be unusable as an exit – a

significant majority of traffic exiting will be going East and a left turn onto 116 is nearly
impossible. This will create more traffic through JG via Otto Lane.

10. Commercial development and townhomes will decrease values of homes in the adjacent
JG neighborhood. The townhomes will be at a much lower price point than Stableside
homes.
11. Being a homeowner in the JG Stableside section we will be more affected by the JGV
than the other sections of JG.
12. We support Republic/city landscaping where the new school will go in and we support
Republic building a proper play ground area to enhance the overall residential appeal of
our neighborhood. We care about our entire neighborhood.
JG formerly had horses, livestock, crops and Williams Creek. It has the feel of horse trails and
openness and the reason we chose to build here. There are currently plenty of walking trails and
great vista in JG. We do not want to see increased traffic, light, or noise in Stableside from a cut
through to a high density expansion. Would like to see Jackson Grant Village remain low
density residential.
Thank you for taking the time to listen to our concerns. I hope the City will keep the original
vision that it had for this space as low density residential and not side for a commercial builder
making a larger profit.
