To Whom It May Concern,
As residents of the Stableside section of Jackson's Grant, we are seriously concerned about the proposed PUD, named
"Jackson's Grant Village," on the northwest corner of 116th and Spring Mill Rd. Please count us among the residents
OPPOSED to Republic's plan for this property for the following reasons:
1. The other 3 corners of this busy intersection are a retail development (The Bridges), a church property, and an almost
certain future medical complex property. Adding a higher density residential neighborhood with some retail property to
the 4th corner will bring nothing but increased noise, lights and traffic.
2. The Bridges currently has vacant retail space due to retailers going out of business, indicating the future struggle to
fill any retail added in a proposed "Jackson's Grant Village" complex.
3. Some people have compared this PUD called "Jackson's Grant Village" to the Village of West Clay development. I
disagree! The Village of West Clay has NO other significant retail space nearby (CVS and bank only) and still struggles to
retain successful retail.
4. Hundreds of residents and/or patrons of the proposed "Jackson's Grant Village" who wish to turn north onto Spring
Mill will be required to use streets in the Stableside section of current Jackson's Grant to exit onto Spring Mill. This will
put an unacceptable number of additional cars into our peaceful residential area of Stableside.
5. There is a huge concern among current Jackson's Grant homeowners that the proposed Jackson's Grant Village
homes/townhomes will NOT be able to be considered for membership in our HOA due to the amenities currently
available for Jackson's Grant residents not being large enough to handle additional influx of several hundred new
residents. Although Republic has indicated this is up for further discussion, this is still a major concern if
townhomes/higher density is allowed in Jackson's Grant Village and the residents there add to the usage on the trails
and common area amenities available to all.
6. This area of West Carmel in consideration (north of 116th and West of SpringMill) has been zoned low density
residential for a reason - to retain the open, natural habitat, peaceful ambiance of suburban Carmel. We still have

animals, birds, creeks, walking paths, etc. that brought us to love this area and purchase $700,000+ homes in this
area. Please don't take that away from us!
