(V) Gramercy West, Roof Slope.
The applicant seeks the following development standards variance approval:
8. Docket No. 19120003 V PUD Ordinance Z-630-18, Exhibit D, Section 2.F.1 Min. 6:12
roof slope allowed, 4:12 requested for Lot B/F Townhomes (Area B/F Lots). The site is located at
approximately 513 E. City Center Dr. and is zoned Gramercy Planned Unit Development. Filed by Ed
Freeman of David Weekley Homes.
General Info & Analysis:
The Gramercy West development will provide dwellings with Federal, Georgian, an Greek Revival
architectural styles. The Petitioner seeks approval to have roof slopes with a 4:12 pitch on the Lot B/F
Townhomes (Area B/F Lots) so that they can be built with the Federal Style of architecture. The Gramercy
West PUD ordinance requires at least a 6:12 roof slope. Due to all the potential combinations of styles and units
possible in the overall development, a minimum of 24 and a maximum of 78 dwelling units (8 buildings) out of
237 dwelling units total will be affected. Please see the Petitioner’s informational packet for more detail on
the variance request.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this
variance request.
