The approval of this variance will not be injurious to the public health, safety, morals and general welfare of the community because: adequate on-site parking is available by overflow parking being provided on the adjacent library property for the few events each school year it is needed. 2. The use and value of the area adjacent to the property included in the variance will not be affected in a substantially adverse manner because: decreasing the paved surface area on site creates a more park like feel for the surrounding residents and is better stewardship of the environment and taxpayer dollars. 3. The strict application of the terms of the Unified Development Ordinance to the property will result in practical difficulties in the use of the property because: providing the number of required parking spaces will increase the amount of asphalt paving on an already tight site and decrease the amount of green space available for surrounding residents. The premises in question is particularly physically suitable for the proposed Special Use because: Site will operate in same manner as it currently does upon completion of development. 2. The Special Use will not injuriously or adversely affect economic factors, such as cost/benefit to the community and its anticipated effect on surrounding property values because: The use of this site will not adversely affect the surrounding properties and will enhance the walkability and community fabric in the immediate area. 3. The Special Use will be consistent with social/neighborhood factors, such as compatibility with existing uses and those permitted under current zoning in the vicinity of the premises under consideration and how the proposed Special Use will affect neighborhood integrity because: The development will continue to operate as a community school building, serving surrounding neighborhoods. 4. The Special Use will not injuriously or adversely affect the adequacy and availability of water, sewage and storm drainage facilities and police and fire protection because: The development is to remain in operation as a school while enhancing and bringing aging utility infrastructure up to current standards. 5. The Special Use will not adversely affect vehicular and pedestrian traffic in and around the premises upon which the Special Use is proposed because: This development should better vehicular and pedestrian traffic in and around the site from how the existing facility and infrastructure exist today. DECISION Yes FlNo: The Board has reviewed the requirements of Article 9 of the Unified Development Ordinance as they relate to this Special Use, and does not find that those criteria prevent the granting of the Special Use.
