Dear Mr. Farrand:
At the meeting held on Monday, January 27, 2020 the Carmel Board of Zoning Appeals took the following action
regarding the Special Use Amendment and Development Standards Variances requests filed by you for the property
located at 101 4th Ave SE:
APPROVED with Conditions: The Special Use Amendment and Variances listed below were approved with the following
Condition: 1.) The Petitioner does not need to construct 4th Ave SE at this time; instead they will contribute monies for what it
costs to construct their portion of the road, into the Non-Reverting Thoroughfare Fund (either paying now, or committing to
paying later, at a time when the Carmel Engineering Dept. constructs 4th Ave SE all the way down to City Center Dr.)
1. Docket No. 19110013 SUA Elementary School Special Use granted.
2. Docket No. 19110014 V 149 Parking Spaces required, 114 granted.
3. Docket No. 19110015 V Maximum 3 sq. ft. traffic directional signs allowed, 7 sq. ft. granted.
4. Docket No. 19110016 V Minimum 25’ West Bufferyard width required, 12’ granted.
5. Docket No. 19110017 V Transportation Plan Compliance, 90’ right of way Collector Street
required, 56’ ROW Residential Street granted (with Condition).
6. Docket No. 19110019 V Maximum 35% lot cover required, 55% granted
Please be advised that per Articles 9.09 and 9.15 of the Unified Development Ordinance, the aforementioned Special Use
Amendment and Development Standards Variance approvals are valid for three (3) years. By that time, either continuous
construction of the improvements must be underway, or a written request for a one-time, six-month extension of the
approval must have been received and approval granted by this Department. The expiration date of the approval is
January 27, 2023.
