Codes: All work shall conform to local building codes, ordanances, and laws having jurisdiction at project site. Refer to applicable codes listed in the Code Summary on sheet G0-03. 2. Dimensions: A. Interior dimensions are to face of wall substrates or to grids, unless noted otherwise. B. Exterior dimensions are to face of stud, face of CMU, or to grids, unless noted otherwise. C. Edge of slab is located 1 inch inside of face of studs, unless noted otherwise. D. Dimensions for Doors and Cased Openings: Door and cased openings that are not dimensioned in the documents shall be located as follows: • Doors and openings in middle of walls shall be centered in the wall. • Doors and openings adjacent to a wall shall be located 6 inches from face of adjacent wall. E. Verify all dimensions and conditions and notify architect of all discrepancies in writing prior to proceeding with work. 3. Contractor Shall Not Scale Drawings: Use dimensions on drawings and actual field dimensions. 4. Building Insulation / Minimum Values: Provide insulation in thickness to achieve those minimum values as described in the adopted energy conservation code for commercial application in the locality of the project: Average thermal resistance 'R' values for exterior walls to be minimum R-7.5ci (continuous insulation) outside sheathing plus R-13 inside wall. Average thermal resistance 'R' values for roof to be minimum R-25ci above roof deck. Average thermal resistance 'R' values forunheated slabs to be minimum R-10for 24" below grade. 5. Support Blocking: Provide FRT blocking in wall and ceilings to support accessories, light fixtures, signage, and graphics. Blocking in contact with concrete may be PPT, otherwise blocking shall be FRT. 6. Overhead Support of Objects: Support overhead objects that are suspended from or attached to overhead surfaces, or attached to floor-mounted structures as required to insure firm and stable installation. Refer to the project manual for guidelines for the attachment of overhead objects and redundant supports. 7. Documents: Civil, Landscape, Structural, Architectural, Mechanical, Plumbing, Electrical, Fire Protection, Interior Design, and Food Service documents are complimentary. Information shown on Architectural documents and not shown on Civil, Landscape, Structural, Mechanical, Plumbing, Electrical, Fire Protection, Interior Design, or Food Service, or shown on Civil, Landscape, Structural, Mechanical, Plumbing, Electrical, Fire Protection, Interior Design, or Food Service and not shown on Architectural drawings shall be interpreted as being shown on ALL documents. Refer to drawings and specifications for included disciplines. 8. Coordination: A. Review and coordinate requirements of the documents before beginning installation of work. Report discrepancies discovered in writing to Architect. requirements indicated on documents shall be corrected by Contractor at no additional cost to the Owner. B. Verify the utility requirements characteristic of operating equipment are compatible with building utilities. Coordinate work of various construction trades having interdependent responsibilities for installing, connecting to, and placing equuipment in service. C. Coordinate space requirements and installation of mechanical and electrical work indicated on drawings. Verify locations and required opening sizes for mechanical equipment, locations and sizes of equipment for pads and bases, and requirement and location of power and water for drain installation with equipment manufacturers beforeproceeding with work. D. Comply with installation requirements of manufacturers instructions and approved shop drawings. 9. Typical Details: In addition to details reference in the drawings refer to alldrawing chapters for typical details which shall be applied as if specifically noted on the drawings for each instance in which they are applicable. This ioncludes, but is not limited to, typical indicated throughout the drawing set. 10. Protection of Finishes: A. Contractor shall protect all concrete slabs intended to become finished floors from wear, damage, and staining until final finish is applied. Then floors shall be protected again until turnover to the owner. B. Contractor shall protect all installed finishes from damage. All finishes damaged during construction shall be corrected by Contractor at no additional cost to the Owner. 11. Ductwork: Contractor shall provide for all mechanical runs openings in walls above ceiling where duct runs interupt wall framing -provide supplemental stud framing or other support to wall framing aropund opening s. Many demolition / repair locations are indicated on plans. However, contractor shall refer to mechanical electrical, plumbing, fire protection and other discipline drawings showing work of trades showing quantity and size of penetrations required. Fire rated walls are required to be sealed / fire stopped in accordance with a tested assembly based on applicable codes. 12. Above Ceilings: Walls above ceilings (not exposed to view) are required to be sealed tight for air and acoustic purposes in addition to fire stopping where fire rated construction exists -penetrations concealed from public view are not required to be finished otherwise. 13. Project Schedule: Contractor shall prepare for owner and architect review, a contract sequence and construction schedule immediately following contract award. Contractor shall report any contradictory schedule information to architect prior to bidding. Refer to the project manual for project final completion date. 14. Hard Surface Flooring: The coefficient of friction for tile and other hard surface flooring shall comply with AcuTest DCOF. 15. Exterior Concrete Surfaces: Shall have a light broom finish, UNO. 16. Food Service Equipment and Installation: Shall comply with the National Sanitation Foundation requirements. Kitchen exhaust hood installations, where indicated on the drawings, shall comply with NFPA 96 and be equipped with an approved dry chemical fire suppression system. 17. All Glazing Materials and Installation: Shall conform to federal, state, and local regulations. See the drawings and specifications for additional information. 18. Fire Suppression: The building shall be equipped with a fire suppression system designed and installed in accordance with NFPA 13 and the requirements of the authority having jurisdiction at the site. Approval shall be obtained from the AHJ prior to submitting shop drawings and design calculations for review. The initial sprinkler submittal shall bear the approval stamp of the AHJ as well as the system designer credentials. 19. Fire Alarm System: The building shall be equipped with a complete fire alarm system designed and installed in accordance with NFPA 72 and the requirements of the authority having jurisdiction at the site. Approval shall be obtained from the AHJ prior to submitting shop drawings and design calculations for review. The initial fire alarm system submittal shall bear the approval stamp of the AHJ as well as the system designer credentials. 20. Through-Penetration Fire Stopping: Is specified in the project manual as a performance specification for the project. All fire stopping shall be provided by the same manufacturerfor the entire project except in the event that a particular condition is not a part of the selected manufacturer's product line. Where this condition exists, the contractor shall advise of the diviation as part of the submittal process. It is the intent that fire stopping materials be of the same color and manufacturer where possible. 21. For Fire Rated System Designs: Indicated on the drawings, the contractor may propose a substitution having the same performance characteristics as that specified for approval if proprietary primary materials prevent open competition for the applicable systems. 22. Penetrations and Openings: Where the drawings indicate recessed lighting devices, alarms, speakers, and other objects resulting in membrane penetrations into the assembly which exceed the size of the openings allowed by a listed system design, the contractor shall provide UL listed fire rated boxes to enclose the penetrating object and provide a code approved listed fire separation assembly as part of the submittal process. The contractor shall provide confirmation from the manufacturers that the proposed products will provide the specified level of fire protection without exceeding any applicable criteriaaffecting the UL system design indicated. 23. Access Panels: The contractor shall provide both fire rated and non-fire rated access panels and other means of access for maintaining building systems provided and installed in this project. Locations and sizes shall be as required to maintain systems and components. For locations not indicated on the drawings, the contractor shall propose, through the submittal process, access panel materials and locations for approval.
