Permit application for Bathroom Remodel at 12727 Kiawah Drive, Carmel, IN 46033
Background information:
My client is suffering from a degenerative neurological disease that affects her muscle coordination,
strength, and balance. She is currently able to use a walker. The progression of the disease will
necessitate future full-time usage of a wheelchair.
Scope of work:
I was hired to remodel the master bathroom and to design and construct a wheelchair chair accessible
shower.
Owner design criteria:
• Curbless design
• Wheelchair accessible with easy maneuverability
• Gentle slope to help minimize chance of falling
• One down-sloping plane on shower floor
o eliminates a central drain that would have four planes /pitches
o multiple planes / pitches create user instability
• Shower is designed with minimum ADA slope per lineal foot, (1/4”/foot)
• Multiple grab bars
• Multiple shower heads
• Bench to sit on
Required work:
• Demo existing shower
• Demo existing tile floor and underlayment
• Enlarge shower by moving back shower wall into master closet
• Build new dropped floor under shower to create enough fall for drain
• Install linear shower drain
• Tile new shower walls and shower pan
• Install heated bathroom floor
• Install tile on bathroom floor
• Paint walls, etc.
Design issues:
The existing floor system is framed with 11-7/8” TJI’s 20” OC.
Manufactured-Engineered shower floor systems such as Wedi do not provide sufficient drop given the
shower configuration from the shower entry to linear drain. This necessitated building a custom floor
system for the dropped shower.
A triple ply LVL 1-3/4” x 11-1/4” beam will bear on two new footing pads in the crawl space. This new
beam will support the new dropped shower floor (2x10-16” OC), and the original 11-7/8” TJI’s that were
cut short under the dropped shower. This will provide structural integrity and sufficient drop of ¼” per
lineal foot from the shower entry to the linear drain located under the end shower bench.
