Please exercise caution and Do Not open attachments or click links from unknown senders or unexpected email. **** Dear Mr. Shestak: I am writing to you as a concerned homeowner in the Stableside area of Jackson's Grant. I am concerned because I understand that Republic Development is requesting a zoning change to the property at 116th and Spring Mill Road, a property known as Jackson's Grant Village, or JGV. This property is currently zoned for low density single family homes, and Republic would like to change the zoning to include high density dwellings and commercial business. As a homeowner living near this area in question, I am strongly opposed to the zoning change! When we purchased our lot in Jackson's Grant, we did so because so much of the beauty of the previous horse farm was left intact, i.e., trees, paths, the creek. It is beautiful land. In all of the brochures and in speaking to people associated with our build, we were never shown any high density or commercial space being planned, which would seem disingenuous at best. There are sufficient commercial properties across the street from JGV, and some of those businesses have been unsustainable. Many of the homeowners in the Stableside area are empty nesters or retirees. We enjoy the quiet and calm atmosphere that exists in our area of Jackson’s Grant. I attended Republic’s informational meeting in which they showed an illustration of their plans, which included no commercial space. One homeowner questioned where the commercial space had gone (it was removed based on homeowner concerns voiced during previous meetings), and the presenter’s eyes lit up as he said that they would be glad to reinsert commercial space. The “pro” or “con” hand vote he called for was ridiculous, because many homeowners had left the (long) meeting at that point. When someone requested a hand vote only from Stableside residents, as we are the area closest to JGV, the vote was overwhelmingly against adding commercial space back into the plan. The high density rezoning that Republic is requesting will diminish the value of our properties. Many of us in Stableside have built homes with a value just below or well above $1 million. Republic is referring to the brownstones in The Hamlet as “townhomes”, but that is inaccurate. They are freestanding homes and are worth well over the price of the townhomes that Republic would like to build. Please pass my letter on to the members of the Carmel Plan Commission. It is my strong wish that the commission members will preserve the integrity of this beautiful property, which is a real gem in Carmel.
