1 FEB 1 4 2020 1111; 11/4/2019 Re: Zoning variance for short term rental It is our intent to seek approval to utilize our residence for up to 80 days per year as a short term rental property. Our wish is to supplement our income in this manner in order to improve the property over time. Specifically, the house needs windows and siding, and the grounds would benefit greatly from professional landscaping.We intend to cease the short term rental once these improvements are accomplished. 2 Zoning Variance Request It is our understanding that the City of Carmel allows short term rentals for up to 30 days per year, plus a few exceptional holidays and/or regional events. Carmel requires that the property is maintained as the primary residence of the renter, and that is the case for our property. We request to expand this allowance for up to an additional 40 days per year. Our house needs new siding and roughly 11 new windows and we would like to make these upgrades in the next 12 calendar months without securing a loan to do so. The application will support our specific intent to accomplish this goal by renting only to 5 star rated guests who post complete profiles on the sites.We have made this commitment to our neighbors and will not compromise. Statement of Special Exemption Request We request to be allowed to use our entire dwelling to rent on a short term basis for up to 80 days per year.We intend to only rent to pre-qualified,5-star-rated tenants.We intend to use the proceeds to upgrade and improve our home by adding new siding and windows,and having the entire property properly landscaped. If granted the exception,we expect to be able to make these improvements within 18 months. We have lived in Carmel for 25 years,and have seen all of the improvements that have made the city one of the most desirable places in the United States to live and raise a family.We have certainly experienced that.
