SECTION 15001 - BASIC MECHANICAL REOUIREMENTS
A. GENERAL CONDITIONS
1. THEDRAWINGSANDGENERALCONDITIONS,INCLUDINGSUPPLEMENTARVGENERALCONDITIONS,SHALLAPPLV
TO ALL WORK IN DIVISION 15000.
2. THECONTRACTORFORTHISDIVISIONSHALLREVIEWTHEDRAWINGSANDACCOMPANVINGSPECIFICATIONS,
EXAM INE THE SITE, CHECK AS TO THE MEANS OF MAKMG CONNECTIONS TO SERVICES, AND SHALL BECOME
FAM ILIAR W ITH ALL THE EXISTING CONDITIONS AND LIMITATIONS BEFORE SUBMITTING A PROPOSAL. ANY
APPARENT VARIANCES OF THE PLAN OR SPECIFICATION FROM THE EXISTMG CONDITIONS AT THE SITE SHALL
BE CALLED TO THE ATTENTION OF THE ENGINEER DURMG THE BID PERIOD SO THAT CLARIFICATION CAN BE
MADE BV ADDENDUM. ITEMS KNOW N TO BE INCONSISTENT W ITH THE BID DOCUMENTS INTENT MUST BE LISTED
AND pUALIFIED ON THE CONTRACTORS BID FORM. NO EXTRAS W ILL BE ALLOW ED BECAUSE OF THE
CONTRACTORS MISUNDERSTANDMG AS TO THE AMOUNT OF W ORK INVOLVED OR HIS LACK OF KNOW LEDGE OF
ANV SITE CONDITIONS WHICH MAV AFFECT HIS WORK.
3. COORDINATIONOFSCHEDULINGFORCOMPLETIONANDALLINSPECTIONSOFTHEIRWORKANDWORKOF
SUBCONTRACTORS IS THE RESPONSIBILITV OF THIS CONTRACTOR.
4. BEFORESUBMITTINGAPROPOSALONTHEWORKCONTEMPLATEDONTHESEDRAWINGSANDACCOMPANVING
SPEQFICATIONS, EACH BIDDER SHALL EXAMME THE SITE, CHECK AS TO THE MEANS OF MAKING CONNECTIONS
TO SERVICES, AND SHALL BECOME FAMILIAR W ITH ALL THE E%ISTMG CONDITIONS AND LIMITATIONS.
MECHAN ICAL EpUIPMENT AND SVSTEMS SHOW N AS EXISTING ON THE PLANS HAVE BEEN BASED ON EXISTING
DRAW INGS. NO EXTRAS W ILL BE ALLOW ED BECAUSE OF THE CONTRACTOR'S MISUN DERSTANDING AS W THE
AMOUNT OF WORK INVOLVED OR HIS LACK OF KNOW LEDGE OF ANV SITE CONDITIONS WHICH MAV AFFECT HIS

SECTION 15002 - GENERAL REpU IREMENTS

2. THISCONTRACTORANDTHEIRSUBCONTRACTORSSHALLWORKCLOSELVWITHTHETENANTPROJECT
MANAGER FOR COORDINATION OF TRADES AND COMPLETION OF THE PROJECT.
3. PLANSANDSPECIFICATIONSARECOMPLEMENTARVANDWHATISCALLEDFORMEITHERONESHALLBEAS
BINDING AS IF CALLED FOR IN BOTH. ANV ITEM OR LABOR THAT IS NECESSARV TO COMPLETE THE WORKAND IS
TVPICALLV INCLUDED IN SIMILAR W ORK SCOPE SHALL BE FURNISHED AND INSTALLED AS PART OF THE
CONTRACT W HETHER OR NOT IT IS SHOW N ON THE PLANS OR IN THE SPEQFICATIONS.
4. WHENTHEINCLUDEDDRAWINGSAND/ORSPECIFICATIONSCALLOFITEMSWHICHEXCEEDTHELANDLORDS
TENANT CRITERIA OR EXCEED CODE, IT'S THE RESPONSIBILITY OF THE CONTRACTOR TO INSTALL THE MORE
STRINGENT REpU IREMENTS NOTED ON THE PLANS AND/OR SPECIFICATIONS. IF THE PLANS AND
SPECIFICATIONS HAVE DISCREPANCIES BETW EEN THEM, THE CONTRACTOR SHALL ASSUME IN THEIR BID THAT
THE MORE STRWGENT ITEM IS REpUIRED AT NO ADDITIONAL COST.
5. ALLPIPMG,DUCTWORKANDEQUIPMENTSHALLBEFURNISHEDANDINSTALLEDTOPRESENTANEATAND
CLEAN APPEARANCE USING GOOD CONSTRUCTION PRACTICES. EpUIPMENT SHALL BE INSTALLED FOR PROPER
ACCESS TO OPERATE, SERVICE AND MAINTAIN THE E�UIPMENT W ITHOUT HAVMG TO MOVE OTHER E�UIPMENT
FOR ACCESS. ANV MECHANICAL EQU IPMENT (OR EXISTING EQUIPMENT TO REMAIN) THAT REQUIRES ACCESS
PANELS SHALL HAVE THOSE PAN ELS FURNISHED AND INSTALLED BV THE MECHAN ICAL CONTRACTOR.
6. UNLESSSPECIFICALLYNOTEDONTHEPLANS/SPECIFICATIONSALLMATERIALSANDEpUIPMENTSHALLBENEW
AND BEST QUALIiY TO CONFORM TO THE REQUIREMENTS OF THE LANDLORDS TENANT CRITERIA, LOCAL AND
STATECODESGOVERNINGTHEWORK INVOLVEDANDBEMADEBYNATIONALLYRECWNIZED
MANUFACTURES WITH UL LISTWGSAND LABELS.
SECTION 15003 - CODES
1. ALLWORKSHALLBEINSTALLEDINCONFORMITVOFTHELANDLORDSTENANTCRITERIA,ANDAPPLICABLE
LOCAL CODES AND ORDINANCES AND STATE STATUTES. ALL RE�UIREMENTS OF THE CURRENT PLUMBMG
CODES, HEATING AND VENTILATION CODES, HEALTH AND SAFETY CODES, NFPA CODES AND ENERGY CODES
MUST BE MET. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO INpUIRE INTO AND COMPLV W ITH ALL LOCAL
ORDINANCESAND INCLUDE ANV ADDITIONAL ITEMS NOT NOTED IN THE PLANS/SPECIFlCATIONS IN THEIR BID.
ANV CHANGES TO THE MECHANICAL SVSTEM AS REQU IRED BV LOCAL, STATE OR TENANT CRITER W THAT ARE
NOT pUALIFIED ON THE CONTRACTORS BID FORM ARE ASSU MED TO BE INCLUDED IN THE ORIGINAL BID AND
ADDITIONAL COSTS W ILL NOT BE DUE TO COMPLETE THOSE ITEMS AFTER THE CONTRACT IS ISSUED.
SECTION 15004- LICENSES, PERMITS, INSPECTIONS & FEES
1. THISCONTRACTORISRESPONSIBLEFORALLFEES,CHARGESANDOBLIGATIONSFOROBTAINMGPERMITSAND
INSPECTIONS FOR PLUMBING, HEATING AND VENTILATION AND FIRE EXTINGUISHING W ORK.
2. ALLCERTIFICATESOFINSPECTIONANDFINALINSPECTIONSSHALLBETURNEDOVERTOTHETENANT'S
PROJECT MANAGER AT THE COMPLETION OF THE PROJECT.
SECTION 15005 - TRADE NAMES, MANU FACTURERS AND SHOP DRAW INGS
1. IN ANY CASE W HERE A SPECIFIC NAME OF EpUIPMENT OR MATERIAL IS MENTIONED ON THE DRAW WGS OR
SPECIFICATIONSTHEEXACTEpUIPMENTSHALLBEUSEDFORTHEBASEBID. EpUIPMENTOFEOUALGRHDE
AND pUALITV W ILL BE SUBJECT TO PRIOR APPROVAL BV THE TENANT'S PROJECT MANAGER AND THE
ENGINEER IN WRITMG THRU THE SHOP DRAW WG SUBMITTAL PROCESS. ANY EpUIPMENT INSTALLED WITHOUT
W RITTEN APPROVAL W ILL BE CHANGED OUT TO THE SPECIFlED EQU IPMENT AT THE CONTRACTORS EXPENSE.
2 MECHANICAL CONTRACTOR SHALL SUBMIT 3 COPIES OF SHOP DRAW MGS TO THE TENANT'S PROJECT
MANAGER FOR APPROVAL. IF APPROVED, COPIES W ILL BE STAMPED "NO EXCEPTIONS" OR "APPROVED AS
NOTED" AND W ILL BE RETURNED TO THE CONTRHCTOR. IF NOTATIONS AND MARKS INDICATE THAT REVISED
INFORMATION IS REpUIRED, THEN CORRECTED INFORMATION SHALL BE SUBMITTED.
SECTION 15006 - GUARANTEE
1. THIS CONTRACTOR SHALL ASSUME RESPONSIBILITY FOR AND DEFECTS W HICH MAV DEVELOP IN ANV PART OF
THE SVSTEMS CAUSED BV FAULTI' W ORKMANSHIP, MATERIAL OR EQUIPMENT, AND AGREES TO REPLACE ANV
SUCH FAULTV W ORKMANSH IP, MATERIAL OR EpUIPMENT DURING A PERIOD OF 12 MONTHS FROM THE DATE OF
FINAL ACCEPTANCE W ITHOUT ANV COST TO THE OW NER. ANV EXTENDED W ARRANTIES (LONGER THAN 12
MONTHS) FOR W UIPMENT W ILL BE NOTED ON THE SCHEDULES, PLANS OR SPECIFlCATIONS.
2. EACH PIECE OF EpUIPMENT FURNISHED BV THE CONTRACTOR SHALL HAVE A 12 MONTH WARRANTY FOR
MATERIAL AND LABOR AT STARTS UPON THE DATE OF FlNAL ACCEPTANCE AS DESIGNATED BV THE TENANT'S
PROJECT MANAGER. ALL COSTS FOR THE WARRANTV (MATERIAL AND LABOR) SHALL BE INCLUDED IN THE
ORIGINAL BID.
SECTION 15001- RECORD DRAW INGS
1. THIS CONTRACTOR SHALL MAINTAIN AT THE JOB SITE A SET OF DRAW INGS TO BE USED SPECIFICALLV FOR
RECORDMG CHANGES FROM THE CONTRACT DOCUMENTS. THE MFORMATION SUCH AS VALVES, DUCT AND
PIPE DEVIATIONS SHOULD BE DIMENSIONED FROM EASILV RECOGNRABLE REFERENCE POINTS INDICATING
BOTH HORIZONTAL AND VERTICAL DISTANCES.
2. THECONTRACTORSHALLSUBMITAFlNALSIGNEDSETOFAS-BUILTDRAWMGSTOTHETENANTSPROJECT
MANAGER AT THE COMPLETION OF THE PROJECT.
3. THECONTRACTORSHALLSUBMITTOTHETENANTSPROJECTMANAGERATTHEENDOFTHEPROJECT(2)
COMPLETE HARD BOUND SET OF CATALOG DATA, MANUFACTURERS LITERATURE, DETAIL MANUALS COVERMG
THE OPERATION AND MAINTENANCE OF ALL EOUIPMENT SPEQFlED.
SECTION 15008 - DISCREPANCIES IN DOCUMENTS
1. THEDRAWINGSOFPIPINGANDDUCTWORKSVSTEMSSHALLBEINSTALLEDSUBSTANTIALLVASSHOWNONTHE
PLANS. THE EXACT POSITION OF EACH AND EVERV PIPE, DUCT, OFFSET AND TRANSITION CANNOT BE GIVEN BV
SCALMG THE DRAW MGS BUT SHALL IN EVERY CASE BE PLACED SO AS TO AVOID INTERFERENCE W ITH OTHER
WORK. ALL NECESSARV CHANGES IN THE LOCATION OF PIPE OR DUCTW ORK FOR ITS PROPER INSTALLATION
AND TO AVOID CONFLICT W ITH OTHER TRADES SHALL BE DONE BY THE CONTRACTOR AT NO ADDITIONAL
CHARGE.
SECTION 15009 DEMOLITION
1. THISCONTRACTORSHALLBERESPONSBLEFORTHECOORDINATIONOFTHEDEMOLITIONOFEXISTMGWORK
ANDTHE DEMOLITION PROVIDED BV THE GENERAL CONTRACTOR. COORDINATE WITH THE GENERAL
CONTRACTOR ANV EXISTING EQUIPMENT REQU IRED TO BE LEFT INTACT.
2 EACH CONTRACTOR SHALL VERIFY SCOPE OF W ORK W ITH THE GENERAL CONTRACTOR FOR THE REMOVAL OF
ALL EXISTMG FIRE PROTECTION, PLUMBMG FIXTURES, PIPMG, HVAC UNITS, REFRIGERANT RECAPTURE,
EXHAUST FANS, ETC. AND ASSOCIATED ROOF CURBS NOT BEING REUSED ON THIS PROJECT, UNLESS
SPECIFICALLV NOTED OTHERW ISE.
3. CONTRACTOR MUST VERIFV WITH THE LANDLORDALL PRESUMEDABANDONED EpUIPMENT, PIPES,
DUCTWORK,ANDEQUIPMENTPRIORTOREMOVAL. RWFCURBSSHALLBEREMOVEDANDTHERWF
PATCHED. ALL EXTRANEOUS ITEMS W THE SPACE OR ON THE ROOF NOT APPLICABLE TO THE NEW W ORK MUST
BE REMOVED AND ROOF/JJALL/FLOOR PATCHEDIREPAIRED TO MATCH E%ISTMG STRUCTURE.
4 EXISTINGABANDONEDPIPES,DUCTS,OREOUIPMENTINTHEFLOOR,EMBEDDEDINCONCRETE,OROTHERWISE
INACCESSIBLE ARE TO BE CUT OFF AND SEALED BELO W OR W ITHIN FLOOR OR W ALL LEVEL W HEN THEV ARE
NOT TO BE REUSED IN THIS PROJECT.
5. IF RE�UIRED BV LANDLORD OR CODES, ABANDONED PIPMG AND/OR DUCTWORK MUST BE REMOVED TO POINT
OF ORIGIN. CONFIRM THE EXTENT OF DEMOLITION W ITH THE GENERAL CONTRACTOR AND TENANT PRIOR TO
BID AND INCLU DE IN BID PROPOSAL AS DIRECTED BV THE GENERAL CONTRACTOR AND TENANT.
SECTION 15010 - CUTTING AND PATCHING
1. THISCONTRACTOR SHALL PROVIDE ALL CUTTWG AND PATCHMG REpUIRED FOR THE INSTALLATION OF HIS
WUIPMENT IN THE BUILDMG WALLS, PARTITIONS, FLOORS, CEILMGS, ETC., UNLESS OTHERWISE NOTED. ALL
CUTTING AND PATCH ING SHALL BE SUBJECT TO THE DIRECTION OF THE LANDLORD, ARCHITECT OR ENGMEER.
2. THISCONTRACTORSHALLNOTENDANGERTHESTABILITYOFTHESTRUCTUREBVCUTTING,DIGGINGOR
OTHERW ISE ALTERMG THE STRUCTURE AND SHALL NOT AT ANV TIME CUT OR ALTER W ORK OF ANV OTHER
CONTRACTOR.
3. PATCHINGOFWALLS,FLOORSANDROOFSHALLBEOFSAMEMATERIALANDWORKMANSHIPOFTHE

4. DAMAGE CAUSED BV THE CONTRACTOR SHALL BE REPAIRED AT THE EXPENSE OF THE CONTRACTOR IN A
SUITABLE MANNER ACCEPTABLE TO THE LANDLORD AND TENANT'S PROJECT MANAGERS.
SECTION 15011-SLEEVES
1. THISCONTRACTORSHALLINSTALLSLEEVESINCONNECTIONWITHALLPIPESPASSMGTHROUGHALLWALLS,
PARTITIONS AND FLOORS. SLEEVES SHALL EXTEND THROUGH FULL TH ICKNESS OF WALLS AND FLOORS AND
SHALL BE CUT FLUSH W ITH THE FINISHED SURFACES. SLEEVES IN SLABS SHALL BE CUT Y' ABOVE THE FLOOR
SURFACE.

SECTION 15012-HANGERS

SUFFICIENT IN THEMSELVES TO SUPPORT PLUMBMG FI%TURES OR OTHER EpUIPMENT.
2. PIPMG SHALL BE SUSPENDED FROM CONSTRUCTION ABOVE WITH ANGLE IRON, CLAMPS, UNISTRUT, OR
HANGER RODS. NO PIPING SHALL BE HUNG FROM OTHER PIPING EXISTING OR NEW. CONTRACTOR SHALL
COORDINATE W ITH LANDLORD CRITERIA AND ALL CODES.
3. ALL PIPES W HICH ARE SPECIFlED TO BE INSULATED SHALL HAVE PREFABRICATED INSULATED METAL SADDLES

FOR A W ET SPRINKLER SVSTEM TO MEET THE LANDLORDS TENANT CRITERIA AND LOCAL CODES. THE
CONTRACTOR SHALL BE REpUIRED TO HAVE DESIGN DRAW WGS COMPLETED BY A CERTIFIED FIRE SPRINKLER
DESIGNER AND COPIES OF THE HVDRAULIC CALCULATIONS AND PLANS ALONG W ITH SHOP DRAW MGS OF THE
HEADS, SHALL BE SUBMITTED TO THE STATE FIRE MARSHALS OFFICE OR LOCAL AUTHORITV HAVING
JURISDICTION FOR PLAN REVIEW AND APPROVAL ON OR BEFORE THE TIME THE PLANS AND CALCULATIONS
ARE SUBMITTED TO THE STATE FOR APPROVAL, THEV SHOULD BE SUBMITTED TO THE TENANT'S PROJECT
