Proposal For Short Term Rental at 58 Wilson Drive
It is my desire to continue to offer 58 Wilson Drive to the short-term rental market
on occasion.
In March of 2019 the City of Carmel granted me a variance to host short term
rentals. It has been a very positive overall experience for us, my neighbors,
and guests with no negative issues arising.
I have learned that there are a diverse set of needs that draw guests to my home. For
example, it has been rewarding to provide a place for those with special needs.
Neighbors have found it helpful. When their extended family visit and they run out
of bedrooms,they give me a call.
Guests have been completely respectful of my house rules. Our neighbors have
never been disturbed. I always closely monitor my home when we have guests with
regular communications and outdoor cameras. I also make myself available to fix
any immediate issue that could arise at the house.
I have been able to make improvements to the home and the yard with the revenues
which further pleases the neighborhood.
I would like to continue to share my home at 58 Wilson in the same manner of
mutual and mindful respect.

Petitioner: Holly Hospel
1. The approval of this Special Exception will not negatively affect surrounding property values because:
The use of the property is consistent with the surrounding properties and Petitioner
intends to continue to use the short term rental income to make improvements which
positively affect the surrounding proporty valuos.
2. This Special Exception will be compatible with existing land uses in the neighborhood because:
The subject property will be used only for residential purposes. Any guests will be
required to park in the driveway or in the garage. We will continue to enforce a 9pm to
9am curfew.
Petitioner has hosted STRRfor a year with no ill effects or negative consequences. In fact,
neighbors have expressed how helptul it is to have this resource in the neighborhood.
3. Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception
because:
The subject property has a two car garage and driveway to provide ample parking for
short term renters and owners of the property during the limited times when the
propertios will be rented.
DECISION
Yes ONo: The Board has reviewed the requirements of UDO, Section 5.72 as they relate to this Special Exception, and does
not find that those criteria prevent the granting of the Special Exception.
IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Special Exception Docket No. is
granted, subject to any conditions stated in the minutes of this Board,which are incorporated herein by reference and made a part
hereof.

Guests will not be allowed to park on the street. They will only be permitted to park
in the driveway or garage.

Rental Plans
We will be renting the entire house,but we will be in very close proximity(1/2
block) to the home. We are able to visually check the property whenever we wish.
Further I will be available to renters and concerned neighbors via remote onsite
camera (such as the doorbell service `RING"that operates with a camera and cell
phone.
Holly Hospel is our neighbor at 58 Wilson Drive. We live at
1-Cot) C iS Coeia,f,L.
Holly hosted short term rentals at 58 Wilson in 2019 and there
were no issues.
Holly has explained the parameters within which she expects
to host short-term rentals; such as a noise curfew and street
parking restrictions.
There is no appreciable difference between when her family
visits or when she hosts an occasional short-term rental. In
fact, we have appreciated the extra space earby when my

1 . Refinished bedroom floors and installed new wood floor in living
room.
2. Installed new tile floor in upstairs bathroom
3. Installed new tile floor in laundry room
4. Replaced washer/dryer with new
5. Installed orivacy fence
6. Suostantially improved the landscaping (ongoing)
7. Replaced and upgraded sliding glass door
8. Installed outdoor lighting
