The approval of this Special Exception will not negatively affect surrounding property values because: The use of the property is consistent with the surrounding properties and Petitioner intends to continue to use the short term rental income to make improvements which positively affect the surrounding property values. 2. This Special Exception will be compatible with existing land uses in the neighborhood because: The subject property will be used only for residential purposes. Any guests will be required to park in the driveway or in the garage. We will continue to enforce a 9pm to 9am curfew. Petitioner has hosted STRRfor a year with no ill effects or negative consequences. In fact, neighbors have expressed how helptul It is to have this resource in the neighborhood. 3. Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception because: The subject property has a two car garage and driveway to provide ample parking for short term renters and owners of the property during the limited times when the properties will be rontcd. DECISION Yes ONo: The Board has reviewed the requirements of UDO, Section 5.72 as they relate to this Special Exception, and does not find that those criteria prevent the granting of the Special Exception. IT IS THEREFORE the decision of the Carmel Board of Zoning Appeals that Special Exception Docket No. aGO(0008 SE- is granted, subject to any conditions stated in the minutes of this Board,which are incorporated herein by reference and made a part hereof.
