Dear Mr. Shestak,
We are writing to express our concerns over Republic Development's plans for the land at the NW corner of 116th St
and Springmill Rd. One of the reasons that we built a new home in JG was that there was great proximity to shopping,
restaurants, and other services without having them in our "backyard". A second reason was the promise from Republic
that as the development continued to grow, they would assure that all projects protected the value of those who had
already invested a great deal in the development. And third, that the traffic load on Springmill, the Springmill/116th
traffic circle, and Clay Center would be self "limited" by the size of the JG development and surrounding neighborhoods.
This would all be sacrificed if Republic is allowed to implement a "finish quick and move on" plan after what they have
promised us.
What I mean by this is that our development is nearly complete except for the Northvale section which will be more
exclusive and gated. Republic seems to want to expedite the completion of the development with the quick fix solution
of high density town homes and stores. We do not need another nail salon, spa, pet store, etc at our doorstep. You are
likely aware that the commercial space on the south-east corner of Springmill and 116th has multiple empty storefronts
that have never been occupied since the commercial space was finished in 2016. Do we really need more empty stores
across the street from empty stores?
Last but not least, I'd like to very respectfully ask the City to look beyond the tax benefit of allowing the development of
this relatively small parcel of land. We have had 10's and 10's of apartment and town home complexes built in Carmel in
the last few years. Let's work to preserve Carmel's beauty by convincing Republic that creating some much needed
public green space ("Republic Park"?) in the development will serve them far better, both in regards to their reputation
and their future projects, than a few more town homes and stores.
