The purpose of my visit was to evaluate a framing condition and to make recommendations as necessary. It is my understanding that you propose to remove a section of the wall which currently separates the kitchen from the living room as part of a home remodel project. The new opening will be approximately 13’-9” wide. The subject wall carries the load of the attic and roof. A new beam is required to span over the new opening. The new beam needs to be a 2-ply, 1 ¾” x 14” LVL. Each end of the new beam must be supported by three 2x4’s. The north end of the beam will rest over the north foundation wall. The south end of the beam will rest on the existing center beam in the crawl space. If the new southern support of the new kitchen beam is more than one foot from an existing support pier in the crawl space, a new support pier/footing is necessary. The new support pier and footing should consist of an 18” x 18” x 8” thick concrete pad footing and a steel adjustable post with the stated capacity of 7,000 pounds. Vertical 2x4 blocking must be placed in the crawl space between the underside of the floor decking and the top of the foundation or beam under the new support at both ends of the new kitchen beam.
