Dear Plan Commission,
Please accept this as a letter of support for the proposed Jackson's Grant Village PUD. We have been
impressed by Republic's engagement with the current homeowner's of Jackson's Grant to solicit their
input and feedback into the development design. It is our belief that the proposed development is a
thoughtful design working to complement the existing neighborhood while introducing additional
diversity of product that is desired by consumers.
Old Town Design Group has an interest in continuing to build single family homes similar to those
completed in the Stableside section of Jackson's Grant in the proposed Jackson's Grant Village.
Additionally,we have developed a portfolio of townhome product that we feel would perform well in
this location.The proposed development from Republic incorporates townhome pad sizes that
accommodate both 2-story and 3-story townhome designs.This allows for a variety of products to meet
multiple consumer desires and price points including main level master designs in the 2-story
townhomes.
Generally,the consumer draw for townhomes is a lifestyle choice to have low maintenance living and/or
to be in a desired location with walkable amenities at a lower price point than single family options. It is
our opinion that Republic's integration of the neighborhood service and professional offices enhances
the plan by creating more walkable amenities for the neighborhood. Our preliminary pricing models
should allow for us to deliver townhome product in the $500,000 range. While these are a lower price
point than single family, our experience has shown that townhomes and single family homes are
appraised differently and that townhomes adjacent to single family does not have a negative impact on
value. It is also our understanding that the architectural and design standards required within the new
development would follow the Jackson's Grant pattern book which has helped to create diverse and
appealing homes and will continue to help protect the investment of existing homeowners.
