HomeMy WebLinkAboutLetter #065 Steven HollowayWhat You Need to Know. Republic — the developer for Jackson's Grant — has petitioned the City of Carmel to rezone the 21 acres on the northwest corner of Spring Mill Road and 116th Street known as Jackson's Grant Village (JGV) from the current zoned low -density single-family residential to allow 20,000 sq. ft. of unneeded commercial uses and 55 high -density 3-story townhomes, with only 19 single-family homes. What Does This Mean to Jackson's Grant? Do you remember the promises made regarding Jackson's Grant when you built your new home? "A ONCE -IN -A -LIFETIME OPPORTUNITY... Forests of native timber standing untouched and largely unexplored" NOTE: There was NO mention of commercial development and high -density townhomes. UNBRIDLED ELEGANCE AT EVERY TURN "UNBRIDLED ELEGANCE AT EVERY TURN... Jackson's Grant embraces and welcomes the way you want to live — outside Jackson's Grant borders but close by are convenient retail and specialty shopping, restaurants, healthcare..." PROs 1. Convenience to a few retail shops 2. Increased dues paid to Jackson's Grant HOA 0 Sign the below petition if you do not approve of zoning change for this "final plan": http://chng.it/Gvt9ydRDrT ©Very Important!!! Attend the Carmel Plan Commission Public Hearing on Tuesday, March 17th at Carmel City Hall at 6:00 p.m. to Express Your Point of View (1 to 3 minutes) CONs 1. Greater issues with traffic, congestion, noise, security and increased crowding at JG clubhouse, pool, & facilities 2. Negative impact to natural beauty and character of JG 3. Significantly lower value townhomes may harm home values throughout JG 4. No data supporting need for commercial or high density in JGV 5. The developer cannot guarantee specific initial or ongoing businesses — PUD zoning and Republic's control of the HOA allows future changes more easily 6. Impact on IU North PUD and the spread of commercial and high density in West Carmel 0 Contact Carmel City Officials to State Your Position • Plan Commission: Joe Shestak, (317) 571-2419 jshestak@carmel.in.gov Veky Important!!!
