DEPARTMENT REPORT

Black Orchid Barber Lounge Sign.
1. The applicant seeks the following development standards variance approval:
Docket No. 19120005 V 116th Street Centre PUD Section 2.9.A 1 sign per tenant space
allowed, 2 proposed. The site is located at 820 E. 116th St. and is zoned Planned Unit Development
Ordinance Z-484-05. Filed by Travis Moore with MDG Salons, on behalf of Executive Consultants, I nc.
General Info & Analysis:
The Petitioner seeks variance approval to place a 2nd wall sign on the south façade of their tenant space, located
within a multi-tenant building. Currently, an MDG Salons wall sign exists on the south facade for the tenant
space, and they would like to have another wall sign for Black Orchid Barbers. The site is located east of
Children’s Learning Adventure and west of Upland Taphouse. Please see the Petitioner’s informational
packet for more detail on the variance request.
The proposed Black Orchid Barbers wall sign will be around 28 sq. ft in area and will have black letters. Based
on the PUD Ordinance for the development, the sign may be up to 120 sq. ft. in area. PUD Section 2.9(A)
states: Maximum sign area: Ground Floor occupants shall be allowed a total of 1.5 sq. ft. of signage, for each
linear foot of (tenant space) street frontage. (Petitioner, please provide the width of the Black Orchid
Barber tenant space.)
The Petitioner has not yet addressed all planning/zoning review comments; however, the Dept. supports this
variance request as long as these review comments are addressed before the issuance of a sign permit:
Petitioner, please address the Sign Permit Officer’s review comments:
1. What is the maximum horizontal dimension of the sign?
2. Will the sign be reverse-lit/halo illuminated?
a. I am guessing the “The” and “Barber Lounge” will be non-illuminated. This is acceptable because
of the size of those letters, but please let me know.
3. What is the distance from the sign face to the building façade?
4. Please provide the dimensions of the EIFS Spandrel Panel area.
a. A sign may only occupy 70% of the Spandrel Panel height and 85% of the Spandrel Panel width.
(Typically, a sign company will provide a specification or spec sheet with all this information .)
Petitioner’s Findings of Fact: Please refer to the petitioner’s Findings of Facts included in their info packet .
Recommendation: After all comments and concerns are addressed, the Dept. of Community Services
recommends positive consideration of Docket No. 19120005 V, with the condition of addressing the
remaining review comments prior to receiving a sign permit.
