(V) Bastian Solutions Wall Sign.
6. The applicant seeks the following development standards variance approval:
Docket No. PZ-2020-00001 V UDO Section 5.39.H.3 Sign Height, <70% of tenant’s
spandrel panel height required, 90.7% requested. The site is located at 10585 N Meridian St. and is
zoned MC/Meridian Corridor. Filed by Doug Staley Jr. of Staley Signs, on behalf of Bastian Solutions.
General Info:
The Petitioner seeks approval to add additional Tag Line text to the bottom of an existing wall sign, to meet
corporate’s brand standards. Please see the Petitioner’s info packet for more detail on the variance request.
Analysis:
The text that the petitioner wants to add to the bottom of the existing wall sign a sort of Tag Line for the
company. The letters will be 4-3/4” tall. The existing sign is around 28-3/8” tall. The overall height of the wall
sign will become 5’- 8” tall. (The sign will remain 11’-5 ¾” wide.)
Per the Sign Ordinance, the maximum sign height allowed is 70% of the delineated spandrel panel height area,
and the maximum sign width allowed is 85% of the delineated spandrel panel width.
A Spandrel Panel area is an opaque rectangular or triangular wall panel area in a facade filling the space
between architectural elements, usually above and below windows or between building expansion joints.
The Bastian Wall Sign at 87.18% of the spandrel panel area height. The Spandrel Panel is 6.5' (78") tall x 15'-2"
(182”) wide. The percentages 87.18% (height) x 75.68% (width).
The proposed amended sign will be 87.18% of the spandrel height, whereas less than 70% of the tenant’s
spandrel panel height is required. This is a variance of 17.18%. It is important to note that the existing wall sign
was erected before the current version of the sign ordinance was adopted, as a time when the spandrel panel
area requirements were nonexistent.
The building façade has tinted glass and horizontal rectangular metal panels. The sign will still fit
proportionally into the area between the cornice and the top row of windows. While the sign will height become
nominally taller, it will still complement the building architecture and design.
The Petitioner addressed all planning/zoning review comments, and the Planning Dept. supports this
variance request.
