Hollibaugh, Director L E T T E R of G R A N T April 14, 2020 John McKenzie McKenzie Homes 4631 Lisborn Drive Carmel, IN 46033 Re: BZA Docket No. PZ -2020-00004 V: The Hamlet at Jackson’s Grant, Lot 10 Dear Mr. McKenzie: At the virtual meeting held on Monday, April 13, 2020 the Carmel Board of Zoning Appeals Hearing Officer took the following action regarding the Development Standards Variance (V) request filed by you for the property located at 477 Simon Drive: APPROVED with Condition: Docket No. PZ-2020-00004 V, Development Standards Variance approval for: Minimum 6-ft side yard building setback required, crossing 4.8-ft over property line onto Lot 9 granted. • Within 30 days, please provide the Department with a copy of the executed and recorded commitments document stating no buildings will be erected on Lot 9. Please be advised that per Article 9.15 of the Unified Development Ordinance, the aforementioned Development Standards Variance approval is valid for three (3) years. By that time, either continuous construction of the improvements must be underway, or a written request for a one-time, six-month extension of the approval must have been received and approval granted by this Department. The expiration date of the approval is April 13, 2023. Please include a copy of this letter with any permit application.
