1. The approval of this variance will not be injurious to the public health, safety, morals
and general welfare of the community because:
The different between a 4’ and 6’ front porch poses no threat to anyone entering the
home or impacts the welfare of the community
2. The use and value of the area adjacent to the property included in the variance will not
be affected in a substantially adverse manner because:
All our homes have very extensive architectural elements on each porch and entry.
There are even some homes that have been built with the 4’ porch area but due to the
extensive architectural features no one would ever feel they don’t meet the spirit of the
agreement. We agree with the intent and feel we exceed the objective with the
exception of the 2 additional feet in some cases.
3. The strict application of the terms of the Unified Development to the property will result
in practical difficulties in the use of the property because:
It forces us to use some of the same elevations over and over throughout the
neighborhood. We still meet the monotony requirements but allowing the 4’ porch
adds many more elevations that add variety to the neighborhood, which is a greater
overall enhancement to values while not sacrificing the architectural intent.
