Project Description:
The purpose of this application for Replat and Development Standards Variance is to split 811
Pawnee Road in to two parcels from one. These two new parcels would be consistent in nature
to the end lots at the intersection of Oswego Road with Winona Drive and Ute Drive.
The variances required are minor in nature once all the facts are known. We are seeking 1) A
reduction of less than 4% of the required lot Area for the new South Lot, from 10,000 s.f. to
9,632 s.f. 2) A variance of front setback of 35 feet to 22.5 feet on both lots, and rear setback
from 20-feet to 5-feet on north lot. We still maintain 20-feet of setback on the east side of the
north lot that we are volunteering as the rear yard and the front setback is currently platted as
10-feet along Pawnee, so we are doubling the existing platted setback but need a variance of
current R2 standards. 3) We are also seeking a maximum lot coverage variance from 35% to
38% on the south lot. The total sum of the north lot and the south lot would not exceed 35%
overall by allowing the south lot to have up to 38% from 35%. Maintaining the original integrity
of lot coverage on the overall Lot #77.
