Project Information: Novo Development seeks ADLS Amendment approval to create a new sign package for a Multi- Tenant Building Complex that includes 197 upscale residential rental units, 22 luxury condominium units, approximately 15,000 SF of retail, 100,000 SF of class A office and a roughly 400 space private/public parking garage. The proposal includes Wall signs, Blade signs, Projecting signs, and Murals. The site is located at 1215 S. Range Line Rd. It is zoned C-1/City Center and is located within the Range Line Rd./Carmel Dr. overlay zone. Filed by Timothy Hill of Novo Development Group and Anthony Birkla Owner. Vision for Proscenium Signage: The Design for the Proscenium project has been a collaborative effort between, Novo Development Group, the CRC, the Carmel Planning Department. The product of this collaboration is a high-quality project that sets the stage for the Carmel Dr./Rangeline Rd. District. Therefore, Novo Development wants to maintain this standard with high quality signage that enhances the varying architectural style and environment within Proscenium, while at the same time providing identification and wayfinding that allows tenants and patrons to easily locate their desired venues. The signage types and spandrel areas depicted within the Proscenium ADLS Signage Package will achieve these goals. Design Standards for Tenant Secondary Blade and Tenant Building Signs: In an effort to keep consistency on the finish of the signage and the focus on the architectural elements of the buildings, we are requiring all tenant blade signs to be backlit and framed with the same color temperature of light and same bronze metallic finish for the enclosure. The secondary blade signs can take the shape of the branding but must remain within the approved spandrel areas unless approved by Novo and City Planning. The building signs will be individual backlit lettering mounted on a metallic band that blends with the façade color behind. All tenants building signs must stay within the approved spandrel areas unless approved by Novo and City Planning.
