This Special Exception will be compatible with existing land uses in the neighborhood because:
The neighborhood consists of permanent residential homes, full time rental properties, commercial properties, and
vacant lots. Allow no short term rental of a bedroom in this rty is compat'bl with current neohloorhood property use
and will provide out of town guests and local renters access to all the wonderful amenities of downtown Carmel.
Vehicular and pedestrian traffic in and around the premises will not be substantially affected by this Special Exception
because:
There is over 95 ft. of street parking in front of this residence on tst Ave SE. There is ample parking for any guest who
may need to park a cardurna ther rental period Many autists will not need to park a car. add 'ton. there is additional
parking on the north side of the property, and where cars are parked during City sponsored events.
DECISION
Yes Do: The Board has reviewed the requirements of UDO, Section 5.72 as they relate to this Special Exception, and does
not find that those criteria prevent the granting of the Special Exception.
IT IS THEREFORE the decision of the Cannel Board of Zoning Appeals that Special Exception Docket No. is
granted, subject to any conditions stated in the minutes of this Board, which are incorporated herein by reference and made a part
hereof.
