Petitioners are having issues with the Applicant Resubmit task in ProjectDox, as they get an error message when they try to click on and complete it (I just 4 found this out this morning via another Petitioner). Knowing this, I am not sure we would have a very productive meeting today. Are you okay with cancelling the meeting today, or do you have other questions we need to discuss? Please also address the preliminary review comments listed at the bottom of the 5/1/20 BZA 'Docket No. Assignment' email, and please address those in writing by June 12. So you are aware, many if not all of the home designs you propose with this variance request would be considered stoops, rather than porches, and that is one of the reasons why the Planning Dept. will not be supportive of the BZA variance request. Looking through the many pieces of information, if I’m reading things right, it appears that I need to have the plans uploaded by Monday morning. I can go ahead and do that, and we can see where we are after that. 7 I haven’t spoken with our Division President yet, and am waiting to connect with him. Just so we’re clear, we have no plans to reduce any of the porches on any of our homes being offered in Albany. All but a handful meet the 6’ requirement now. Unfortunately, some of the elevations just aren’t able to have the porches extended, due to 2 story walls that might be flush to the front of the porch, for example. In those cases, we would like to extend the concrete “bottom” of the porch to extend the porch to 6’, it just might be tough to cover all of it – as we suggested in the supporting statement we submitted. We want to offer a variety of plans, both to give our customers more options, as well as create a more diverse looking neighborhood. We also feel like we do an exceptional job with interesting front elevations that create inviting and unique entryways – and that would not change. Please let me know if you have any other information to share or any other thoughts. Again, being new to this, I appreciate your candor and all your help. I will keep looking at all of the information you’ve sent. We never discussed whether or not the City would be supporting this variance request or not in front of the Hearing Officer (1 member votes). The City worked pretty hard to get that 6-ft porch depth standard in the PUD ordinance. If it begins to look like the City will not be supportive of the variance request (after we review the plans/elevations/documents you will upload to ProjectDox), we will probably have to bump this variance item to the regular June 22 BZA meeting, where 5 members will be voting (…unless you want to take a gamble with just the Hearing Officer voting.) 8 I will keep you posted as we move through the review process. (Make sure to check ‘Carmel BZA’ on their form \[hamiltoncounty.in.gov\].) c) *The Current in WESTFIELD only prints on Tuesdays, and their filing deadline is usually 7 days prior to their printing date. (Please provide us with the certificate of mailings for the file on or before May 22.) e) Please provide the filled out & notarized Placement of Public Notice Sign Placement Affidavit form (found in Variance application) once the sign is placed. f) Please provide the filled out & notarized Petitioner’s Affidavit of Notice of Public Hearing form (found in Variance application). g) Please provide the filled out Notice of the Public Hearing form/template (see attached). h) Please provide proof of notice, such as Publisher’s Affidavit from the newspaper, once you receive them. i) Please make sure to list out the true practical difficulties and hardships associated with having to comply with the zoning ordinance. j) Additional review comments from the Planning/Zoning Department will be issued through ProjectDox, our electronic plan review software, once you upload the documents/plans (such as floor plans, architectural elevations, plot plans, affidavits, etc.).
