HomeMy WebLinkAboutLetter #036 Rene Quear May 18, 2020 th To Carmel Planning Commission regarding 59 acres – property at 136 and Keystone Hello, after following the proposed development of this property over the past few years, I am writing to voice my concerns again. The careful work of the planners has been evident throughout the process. As homeowners, we can’t attend meetings right now due to Covid-19, and people may be growing weary of this battle, but we homeowners are still here, and we still are counting on the City of Carmel to protect our investments and our neighborhoods. Please remember that we are worried about:  Appearance  Density thth  Traffic – 136 Street, 146 Street, Jeremy Drive Our concerns are our investment and the peace and beauty of our neighborhood. Some time ago, we attended a Northeast Carmel meeting hosted by Sue Finkam and learned a lot about thth 146 Street—that there was a traffic study done for traffic on 146 Street from 31 to Hazel Dell; that no changes are planned, no roundabouts, no reduction in speed limits; that it is controlled by the county. With the PUD currently being proposed, and now the sale of the land on the southeast corner of that same intersection, I am very concerned about how the increase in traffic will be managed. Our street , Jeremy Drive leading into Jason Street, is already extremely busy, with many exceeding the speed limit th on a regular basis. Turning onto 146 from Jason is nothing other than dangerous. In addition to the th speeding traffic on 146 Street, cars are pulling out of the LA Fitness/Freddy’s/Bank of Indianapolis complex directly across from Jason Street. During the original Beazer application, we heard a lot about less traffic due to driving patterns of retired people. Please consider: Pew Research Center, June 2016 18.8% of American age 65+ are employed full or part time. Numbers are rising. National Council of Aging By 2019, over 40% of Americans 55+ will be employed. Anecdotal evidence: 55+ retirees make more trips to and from home than someone who goes to work every day.
